The right to live is important for improving the living standard of residents and maintaining social harmony.However,there are many problems in rental housing,such as government financial pressure,unable to meet the rigid demand for property rights,price imbalance,welfare loss.Since 2014,the pilot operation of mutual-property right housing in China has been started.It is considered that it has the advantages of meeting the rigid demand for property rights,reduc ing the financial burden of the government,sharing the value-added income and reducing the welfare loss.Benefit evaluation is necessary to judge and rectify whether the expected benefits are achieved.At present,there are studies on the evaluation of public rental housing and affordable housing.This paper uses the traditional evaluation of public rental housing for reference to evaluate the mutual-property housing.On the basis of domestic and foreign research results and practice,the thesis first defines common property houses,analyzes their implementation advantages over traditional security houses,and introduces the practice of domestic common property houses.On the basis of a large number of documents on performance evaluation of affordable housing,the applicability of benefit evaluation for common property housing is analyzed,and then the factor-TOPSIS is selected for evaluation.Identify the frequency of universal performance indicators in the literature,select the indicators with high recognition,and combine the benefit indicators of the common property housing to make up for the defects of traditional security housing,and initially identify the benefit indicator system covering the three dimensions of security,economy and society.Through questionnaire survey on the importance of each index,using mean analysis and principal component analysis to select indicators,the final benefit index system is obtained,and then factor analysis is used to calculate the weight of each index.Finally,using TOPSIS method and cluster analysis method to conduct case study,the pilot city shared property housing projects are clustered into three categories,analyze their characteristics,and summarize two representative types of shared property housing proj ects,and analyze their cities based on comprehensive benefits Adaptability,and put forward policy opinions.
