Research On Risk Management Of Personal Housing Loans In Bank Of China H Branch

Real estate industry has always been a major part of the GDP in China,as the rapid increase of the resident income,the purchase of housing improvement have developed very fast.The personal housing loan becomes more and more important,and provides large part of the bank profit.The personal housing loan has always been the priority of all business since the Bank of China H branch has founded.But as the economic growth slows down,and the regulation on real estate market is much more strictly than ever,the risk of personal housing loan starts to expose.At present,the non-performing ratio of H branch stays at a low level,but the ratio increase at a rapid speed.In this case,researching and analyzing risk management of personal housing loan can help commercial banks with their sustainable development.By consulting the overview on present research,we analyze the risk management status of personal housing loan in Bank of China H branch through pre-loan,loan and after-loan phase.We combine theory with reality to study the risk management of loan;several problems were found,such as business process disorder,indifferent to legal consciousness,risk management of cooperation institution failure,bad information system and quality of personnel.Finally we come up with the solution through pre-loan,loan,after-loan and optimizing measures.We combine theory with reality to study the risk management of loans.Searching and classifying large amount of data,we come up with solution and improvement measures.The result may lower the risk level of H branch,and improve the risk management system,enhance the ability to anti-risk and complete the system.The profound significance of this research is to lead H branch personal housing loan business to a safer stage and ultimately accomplishing the sustainable development.
