The real estate industry is a pillar industry of the national economy,and its development is related to national economy and people's livelihood.Because of the current economic downturn,the development of the real estate industry has been restricted,and the industry's development level has declined.The capital chain is the blood that maintains the operation of the enterprise,and its smooth circulation is an extremely important guarantee condition for maintaining the normal operation and development of real estate.In recent years,a series of regulatory policies have been issued across the country,and the real estate market has continued to slump.Many real estate companies lay off a large number of employees and sell their houses at a discount in order to ensure the safety of the capital chain.The goal of many real estate companies is to survive.In this situation,it is extremely necessary to study the risk of the capital chain of real estate companies.This article summarizes the characteristics of the capital chain of China's real estate industry,analyzes the current basic situation and existing problems of the three stages of the fund chain's raising,use,and withdrawal.Based on this,a case study of the capital chain risk of HX real estate companies is conducted.Through analysis,it is concluded that in the fund-raising stage,the company relies too much on external debt financing.Compared with other companies in the industry,the financing cost is higher.The asset-liability ratio is much higher than the industry level.The debt that is about to mature in the past three years is large,the solvency is weak,and refinancing is also at risk.In terms of capital use,the company has undergone a large-scale expansion in recent years,adding dozens of new industrial cities,occupying huge amounts of funds and cannot be recovered in the short term.By comparing with companies in the same industry,the company's cost control is not in place.In addition,from the perspective of the withdrawal of funds,the company's revenue-generating ability is declining,and the turnover of inventory and accounts receivables are far less than other real estate companies,which makes it difficult for the company to guarantee the security of the capital chain through operating cash flows.In view ofthe above problems,from the external macro environment and the company itself,the reasons for the risks of the capital chain of HX Real Estate Company were analyzed in depth,and proposed corresponding measures to control the risk of the capital chain cycle.Through a detailed analysis of the capital chain of HX Real Estate Company,the risk control and preventive measures of the capital chain provided to it are from the aspects of macro policy response,adjustment of development strategies according to market changes and its own management.There are many improvements that the company needs to get according to current situation,and I hope the suggestions in this article can help improve the current status of the company's capital chain,and also provide experience for other companies in the same industry to carry out capital chain risk prevention and control,and optimize management.
