Research On The Restriction Factors And Strategies For The Development Of Long-term Rental Apartment Business In Real Estate Enterprises

With the rapid economic and social development,the market scale of long-term rental apartments in China continues to expand.Under the favorable situation of government policy support and social capital assistance,long-term rental apartments have great development potential.However,the existing long-term rental apartments still face the problems of unmatched supply and demand,high rent positioning and unqualified housing quality,which caused the long-term rental apartments to fall into the dilemma of negative public opinion.Based on the above background,this paper understands the theoretical research and actual development status of long-term rental apartments at home and abroad through literature analysis,combs the relevant theories and concepts of long-term rental apartments,and defines the main research scope.First of all,starting from the actual situation,in-depth investigation of the plight of China's real estate enterprises in the development of long-term apartment business,based on the literature analysis method and case analysis method to draw 32 constraints for the development of long-term apartment business.The survey questionnaire was compiled based on 32 constraints,and the questionnaire survey samples were obtained online and offline,providing data support for the empirical analysis of the thesis.Secondly,using SPSS19.0 statistical analysis the sample data,two factor analyses were conducted for 32 restrictive factors,and five main factors were extracted and renamed.Finally,based on the five main factors that restrict the development of long-term apartment business for real estate companies,development strategies and recommendations are proposed from five aspects: operation management,technological innovation,capital utilization,talent construction and government control.This not only enriches the research achievements of China's real estate enterprises in the development of long-term apartment business,but also promotes the long-term development of China's long-term apartment and the healthy operation of the real estate market.
