China's economic development has entered a new normal.With the change of the internal and external environment,the development subjects of science and technology parks are also diversified.The industry development model is constantly iterative.Group B,the research object of this paper,was listed on the Shanghai Stock Exchange at the end of 2009.It has launched and operated more than 20 science and technology innovation park projects in many provinces and cities across the country,with a total scale of nearly 8 million square meters.Prior to 2018,group B's main operating revenue came from real estate sales.In the past two years,the company has been actively transforming to the direction of science and technology services,but at present,there is no clear working idea on how to implement the company's transformation strategy and how to improve its science and technology service ability.In this regard,this paper focuses on "whether the industrial environment of group B has changed","what problems exist under the original strategic framework",and "how to implement the strategy around the direction of corporate transformation".First of all,from the macro background,the paper analyzes the changes of internal and external environment.At the same time,according to the development law of the industry and the common problems existing in the current industry,we can get the "common problems existing in the development and operation of the Industrial Park".At the same time,we can use the basic financial theoretical knowledge,according to the financial performance of group B in recent years,and use the benchmarking method to analyze and conclude that "the current strategic transformation effect of the group has not been highlighted,so we need to further clarify the implementation path of the science and technology service strategy." "Then,combining with the internal resources and current situation of group B,according to Michael Porter's value chain theory,the paper decomposes the basic activities and auxiliary activities in the overall business chain of industrial park development and operation.According to the decomposition results,it is concluded that "grasping the key elements in the value chain or promoting the key elements in the value chain through systematic scheme will be the key to the success of the whole system design".According to the attributes of key elements in the value chain,combined with the existing problems of research enterprises,and based on the platform theory,the author believes that the current stage needs to build "industrial big data platform","industrial service platform" and "industrial operation platform" to realize the aggregation of key element resources,and carry through the main business context of the development and operation of the industrial park.At the same time,combined with the current situation of the research enterprise,it clearly puts forward the future customer group positioning and income acquisition methods.Finally,according to the "business ecosystem theory from the perspective of resources",the author believes that based on the key value chain in the development and operation process of the industrial park,the industrial ecosystem around the main business can be formed to achieve high-quality and high-level development of the industrial park.
