n his report to the 19 th National Congress of the Communist Party of China,General Secretary Xi Jinping pointed out that it is necessary to "stick to the positioning of houses for housing,not for speculation,speed up the establishment of a housing system with main supply,multi-channel security,and rent-purchase,so that all people can live "House",the core guiding ideology of China’s future housing policy has an important impact on the long-term rental apartment industry.In 2016,the Ministry of Commerce established the “Leasing Service Apartment Specification” to define the specific meaning of a long-term rental apartment.“Long-term rental apartment” is to provide a specific group of people with one month(including one month)and more of living space and limited services.For operating companies,the standard will be solicited for comments from March 2017 to be officially implemented in May 2018.Although nine ministries and commissions such as the National Development and Reform Commission and the Ministry of Housing and Urban-Rural Development jointly issued the “Notice on Accelerating the Development of the Housing Leasing Market for Large and Medium-sized Cities with Net Inflows”,requiring large and medium-sized cities with a net inflow to develop the housing rental market and conducting pilot projects in 12 cities In order to support the development of the long-term rental apartment industry,the main way for long-term rental apartments to profit is to earn a rent difference,and because of the large amount of renovation funds required in the early stage of project development,the long-term rental apartment industry is generally regarded as an investment recovery In a long-term and profit-prone industry,how to diversify the longterm rental apartment profitability and shorten the investment recovery period of the project is one of the main topics discussed in the industry.This article introduces the theory of supply chain management and the characteristics of the long-term apartment project development stage by reading a large number of domestic and foreign literature,summing up the existing research results,and introducing the supply chain management theory into the long-term apartment project The feasibility and necessity of development management.At the same time,it discussed the composition of the supply chain of the long-term rental apartment project and the specific content of the project development through the idea of supply chain management.The idea of supply chain management can reduce the development cost of the project and ensure the quality of the project.I hope that this article can provide a reference for the development management of the long-term apartment industry,reduce the development cost of the long-term apartment project and shorten the investment recovery period of the project.
