In 2017,China published Notice on accelerating the development of housing rental market in large and medium-sized cities with net population inflow,which put forward the problems of blooming rental demand,insufficient supply of rental housing and non-standard market in large and medium-sized cities with population inflow.Large and medium-sized cities were required to develop rental market.Due to the rapid development of economy and employment in large and medium-sized cities,the population density is becoming high,and the renting demand is also increasing,so as to the housing rental industry in supply market is developing rapidly.But the current market and products are not yet perfect.Long-term rental apartments from development to operation involve many upstream and downstream node enterprises,thus constituting a complex multi-dimensional industrial chain.From the perspective of the whole life cycle of long-term rental apartments,the operation period is long and has the service attribute.The renting quality requirements are rising in the young generation with medium and high income,and the expectations of value-added services are also increasing.This paper introduces the definition,service attributes and market development of long-term rental apartments at home and abroad;This paper introduces the concept of long-term apartment service supply chain,the composition and characteristics of long-term apartment service supply chain;The optimization of long-term apartment service supply chain.In order to plan the optimization direction of long-term apartment service supply chain,deeply understand and tap the needs of tenants,and then provide data support and guidance for the optimization direction of service supply chain.Drawing on ECSI customer satisfaction model,integrating the business scenarios and domestic development situation of long-term rental apartments,this paper constructs an evaluation system of tenants’ satisfaction with five potential variables.According to the literature reference,expert interview and market research,the five potential variables affecting satisfaction are divided into thirty-five Scene-based measurable variables.The Likert scale is used to value the satisfaction evaluation,and a complete tenant satisfaction model of long-term rental apartment is established.According to the satisfaction model,a questionnaire was conducted throughout the country.This paper analyzes the data collected from the questionnaire and summarizes the factors affecting the satisfaction of long-term rental apartment tenants.Combined with the background and problems of long-term rental apartments at this stage,this paper introduces the theory of supply chain management,combined with demand management,the optimization strategy of service supply chain is proposed,and then points out that providing tenants with the best rental environment for improving their satisfaction.The operating efficiency and market competitiveness of long-term rental apartment enterprises will improve with the increase of the renewal and sublet rate.This paper provides suggestions for the development of long-term rental apartment industry.
