At present,social housing projects such as public rental housing projects play an important role in protecting people's livelihood and stabilizing the society.However,due to the lack of diversified financing channels,real estate companies which have the responsibilities to build and operate public rental house projects face great financial pressure.The asset backed securitization market in China is developing rapidly.This article focuses on the innovative financing model of the asset backed securitization used in public housing assets projects,which is a solution to the current financial problems.In this article,the starting point is the current financing situation about public rental housing construction industry in China.Then it analyzes traditional financing channels used in public rental housing construction industry.After that it summarizes the current financing problems.Based on the analysis above,the background of developing the asset backed securitization financing model for public rental housing projects in China is discussed.The case study method is used in this paper and Wuhan Real Estate Group Public Rental Housing Asset Support Special Plan is the case.Also,this paper combines the financing situation of Wuhan Real Estate Group and deeply analyzes the key steps in the case.The key steps are mainly about the asset backed securitization financing model design,the basic asset rationality,product design,transaction structure design,and future cash flow forecast and stability analysis.After that,the financial risks,special credit promotion measures and risk protection measures are analyzed.The financing effects are explained as well.Finally,this paper further summarizes the application experience of the case and give suggestions which are based on the current problems of the asset backed securitization of public rental housing projects.In summary,the asset securitization financing model of public rental housing provides a new way of solving the financing dilemma of real estate companies in China,which have public rental housing projects.And it helps these companies to develop better and faster.For these enterprises,it has many advantages,like it can reduce financing costs effectively,achieve financing purposes,improve the liquidity of existing public rental housing assets,give full scope to the established advantages of the public rental housing assets and relieve the pressure of link financing.Therefore,the asset securitization financing model has characteristics of popularization significance in China.
