As an important part of social housing security system,public rental housing provides housing security for urban low-middle-income people.With the high demand of housing security and the continuous support and guidance of relevant policies and measures,the construction of public rental housing will still maintain a high degree of heat,which makes it necessary to maintain high-speed turnover of funds to support the construction of public rental housing,and to quickly return the operating funds of the completed public rental housing.The securitization of the completed public rental housing income right can meet the need of capital turnover.This paper analyzes the property securitization of public rental housing and constructs the pricing model of asset securitization products.Based on the current research situation of public rental housing and securitization of income right assets,this paper makes a deep analysis on the securitization of income right assets of public rental housing.On the basis of analyzing the feasibility of asset securitization of income right of public rental housing,combined with the operation thought and condition of transaction structure,this paper makes a systematic analysis of its transaction structure and its realization operation.On the basis of this,the pricing of asset securitization products of public rental housing income right is studied.Considering that the pricing research must be based on the scientific and reasonable model construction,this paper,on the basis of the transaction structure,compares and analyzes the common pricing models,and considers the pricing of the securitization products of the public rental housing right assets.The influence factor of price,select static interest rate difference model as the basic model to construct the product pricing model of asset securitization of public rental housing,and use the improved term structure of interest rate to simulate the benchmark interest rate.Make the result more realistic.Finally,this article carries on the asset securitization analysis with the example,carries on the scientific,the applicability verification to the established pricing model.The results show that the improved pricing model is more practical,and the application of asset securitization in the public rental income right provides a new direction for speeding up the capital turnover and improving the operation level of the public rental housing.
