Research On XX Company Profit Optimization Strategy Of Self-sustaining Commercial Complex

Along with the continuous development of commercial buildings in China,the management methods of traditional commercial complex has been already unable to satisfied the requirement of the operating rate of return which current real estate developer invest a commercial management company,especially the Self-sustaining commercial complex.This thesis specifically discusses the research of development strategy which XX Real Estate Enterprise's self-sustaining commercial complex completed ? acceptance?entering the market until mature operating,and also explained analysis and optimization include operating income improvement and operating cost control to aim the research purpose of the company's investment return requirements such as the internal rate of return,earnings before interest,taxes,depreciation and amortization.This thesis will use the relevant theories of commercial real estate positioning and management as the main basis,through the marketing research and combine the 5C model and SWOT model of the market environment to analyze the development status and existing problems of the commercial management company,and finally propose the optimization strategy to improve the annual operating income and operating cost of the company.This thesis is divided into six chapters.The first chapter is the introduction,which mainly introduces the research background,research significance,research methods and research framework,and puts forward the research object and main research content of this thesis.The second chapter is the theoretical overview,which mainly introduces the theoretical knowledge,literature and relevant definitions of real estate terms used in this thesis.The third chapter mainly introduces the development status and existing problems of the commercial complex of the company.The fourth chapter is the root cause analysis of the problems existing in the development of the company,which is embodied in the analysis of the operating income and operating cost of the commercial complex.The fifth chapter is the profit optimization strategy,and describes how to improve the operating income and reduce the operating costs.The sixth chapter is the conclusion and prospect of this thesis.
