The essence of enterprise competition is talent competition,in order to attract and retain excellent talent,real estate enterprises use various incentives.Since 2014,Vanke,Country Garden and other well-known real estate enterprises have launched a business partner system,project follow-up investment system.For example,the project follow-up investment system closely links employees with enterprises in terms of economic benefits,which plays a positive role in improving the business efficiency and stabilizing the talent team.Small and medium-sized real estate enterprises in the backdrop of the macroeconomic regulation and control of real estate industry,facing the severe competition and tremendous pressure to survive.After learning from the effective incentive policies of large enterprises,the project follow-up investment system,has gradually become an important measure for small and medium-sized real estate enterprises to cope with industry competition and sustainable development.First of all,based on literature reading and relevant incentive theories,this paper analyzes various incentive policies launched by T Company over the years,and summarizes the existing problems of previous incentive policies.These problems include short duration of incentive effect and relatively limited incentive effect.To improve the traditional incentives,we can learn from the successful practices of large enterprises and study the introduction of project follow-up system.Secondly,this paper analyzes the content,methods and implementation effects of project follow-up investment system of benchmark real estate enterprises such as Vanke and Country Garden,and summarizes the advantages and disadvantages of project follow-up investment system and traditional incentives.Considering the difference between small and medium-sized enterprises and large enterprises,this paper analyzes the characteristics of small and medium-sized real estate enterprises.This paper also analyzes the incentive focus of small and medium-sized real estate enterprises.Finally,this paper analyzes the design ideas and the main contents of the project follow-up investment system,including the mode of capital investment,investment amount,bonus and exit,etc.Based on its project follow-up investment system,T Company implemented the system in Y project and achieved good results.For the problems encountered in the implementation,this paper also puts forward the improvement scheme.Taking T Company as an example,this paper studies the project follow-up investment incentive of small and medium-sized real estate enterprises.Through the design of project follow-up investment system of T Company and the successful implementation of Y project,this paper concludes that small and medium-sized real estate enterprises can introduce the project follow-up investment system widely used by large enterprises.It is used to optimize the incentive policy and improve the incentive effect.In the process of applying the project follow-up investment system,small and mediumsized real estate enterprises need to adjust measures according to local conditions,focus on the core middle and senior managers,control the risks of follow-up investment system,and constantly improve the project follow-up investment system.
