With the development of urbanization,China's real estate enterprise team growing and improvement of some large or very large real estate enterprises occupying most of the market share,and this trend is more and more obvious.There is a widespread,such as small and medium-sized real estate enterprises in our country development time is short,do not leave the talent,leadership disadvantages such as lack of long-term strategic planning,lead to these small and medium-sized enterprise's survival space is more and more small,and property development projects in the market or the risk of project investment is also increasing.For small and medium-sized real estate enterprises,the success of real estate investment is often about the development and survival of enterprises,this compared to the large real estate enterprise more obvious,therefore,in the process of real estate investment project,effective to reduce risk,increase profits,for small and medium-sized real estate enterprises is particularly important.In addition,the number of more than 95%of the small and medium-sized real estate enterprises,economic development and urbanization in our country and prevent a monopoly industry plays an important role,so the study of small and medium-sized real estate enterprises investment has a certain practical significance.As we know,put the eggs in one basket,once fell down,will break down all the eggs,the eggs in several different basket will share the risk,apply this kind of thinking in the field of real estate investment is real estate portfolio.Portfolio is a scientific and reasonable method and is now an inevitable trend in the development of real estate investment,study this theory or model method is applied to the actual investment decisions,to spread some unnecessary risk,expected revenues,so the study of portfolio theory and model of great research value.Based on analysis of the above two paragraphs,this paper carried out the study of small and medium-sized real estate enterprises portfolio and discussed.This paper from the small and medium-sized real estate enterprises in our country developmentpresent situation and the existing problems,the necessity of small and medium-sized real estate enterprises portfolio,and then combined with domestic and foreign research present situation and portfolio theory knowledge,analyses about the traditional portfolio theory and modern methods,and then build a relevant model,finally,a case of small and medium-sized real estate enterprises is introduced to demonstrate the effectiveness of the portfolio.
