With the continuous promotion of new urbanization,urban and rural integration and coordinated development,urban population density increased,urban traffic conditions,air quality is not optimistic,the disease of big cities is increasingly prominent.Planning and construction of urban rail transit is an important measure to solve the disease of big cities and create livable cities.Urban rail transit,as an infrastructure project that benefits people's livelihood,has the characteristics of green environmental protection,high efficiency and convenience,and has become an indispensable public transport mode in modern big cities.With the planning,construction and initial operation of the subway,the layout of urban development will tend to be more reasonable,the infrastructure conditions will be significantly improved,especially the impact on the real estate prices along the route is more significant.Exploring the "external effect" of urban rail transit and studying its influence law on real estate price can provide good theoretical support for urban high quality development.This paper choose the Hohhot along the metro line 1,2 km area from2013 to 2019 new housing as the research object,through the paper summarizes the relevant research results at home and abroad,choose residential property prices-factors comprehensive evaluation model and the residential property prices-distance piecewise factor model as the characteristics of the price model of research model,introducing 18 characteristic variable regression analysis,and planning of the subway line 1 in the early period,construction period and operation period of subway 20 stations around new housing prices is analyzed,the results and conclusions are as follows:(1)During the study period,the number of new residential buildings within 2km of metro line 1 decreased first and then increased,and showed the agglomeration characteristics of 1.5-2.0km.In the same period,the number of new residential buildings in YuQuan District and HuiMin District is gradually increasing,and the prices of new residential buildings in XinCheng District and SaiHan District are relatively high.(2)Hohhot metro line 1 has a positive impact on real estate prices in the2 km region along the route,and the average price of new residential buildings decreases by 5.6% for every 1km increase in walking distance from the nearest metro station.(3)In the planning and construction,opened in the early operation,such as different time periods,"from business circle driving distance" of the real estate prices slightly higher than the influence of "walking distance from the subway station",namely under the condition of equal distance,"from business circle driving distance" and "walking distance from the subway station" compared each reduced by 1 km,the average price will have 0.1% of the difference,that illustrate the impact of Hohhot real estate prices,"from business circle driving distance" greater than "walking distance from the subway station".(4)In the piecewise model analysis of residential price-influencing factor distance,within 2km along the line,the price of residential buildings decreases gradually with the increase of the direct distance from metro line 1,but the trend of decrease is different in different ranges,and the residential buildings within 0.5-1.0km are most affected.(5)According to the different stages of subway construction,set up a "plan period","construction" and "operation period" three time variables,using SPSS22.0 software for residential property prices-factors comprehensive evaluation model analysis,"construction" and "operation period" are not standardized coefficient of 0.042 and 0.166,respectively,by comparing coefficient,show that the subway line 1 in the "operational period" on surrounding influence on housing prices,and impact on housing prices in the process of construction is relatively small.(6)To solve the problem of Hohhot metro line 1 impact on housing prices in the existing problems,the government can formulate reasonable land prices along the metro,continuously improve the surrounding infrastructure construction,to optimize the space layout and the advocacy of "+" metro industrial integration development,promote the Hohhot "subway economy" high quality and rapid development.
