Study On Capital Structure Optimization Of NANJING CHIXIA DEVELOPMENT CO.,LTD

With the rapid development of China's real estate industry in recent years,people's daily living conditions and working conditions have been greatly affected.At the same time,the proportion of the industry in China's national economy is also growing.Real estate enterprises are capital-intensive enterprises,which are vulnerable to the impact of some economic policies in China.In recent years,China's policies on the real estate industry have been introduced,and macro-control has been deepening,which requires real estate enterprises to have a good capital structure.Therefore,the optimization of the capital structure of real estate enterprises is extremely important to the development of our national economy.In the current increasingly competitive market,how can real estate enterprises not be eliminated by the market? This requires real estate enterprises to speed up the allocation of resources,improve the utilization of capital,and choose the right financing channels and channels.Beginning with optimizing capital institutions,enterprises can maximize their value.Accordingly,maximizing the value of enterprises can promote the financing of enterprises,thereby enhancing the comprehensive strength of enterprises.Based on the previous studies on capital structure theory by scholars at home and abroad,and the latest research results as the research background,this paper first expounds the theory of capital structure and optimization methods.Then take CHIXIA of real estate enterprise as a case study,starting from the company's basic situation,company size and operating conditions.Then it studies the capital structure of the company,and finds out the problems of its capital structure by comparing the changes of its own capital structure with the industry.Then we design a set of optimization schemes for its capital institutions.We optimize the capital structure of CHIXIA from static optimization and dynamic optimization,and find out the decision-making interval.Finally,the paper puts forward three optimization schemes: diversified financing,improving short-term solvency and optimizing the ownership structure of enterprises,which can be used for reference to optimize the capital structure of the same industry.
