In the last decade,with the fast development of city expansion and economic in our country,the gradually accelerating process of urbanization highlights the dramatically rising urban population and the imbalance between urban traffic needs and construction.The metro construction have sprung up in Cities all over the country.The first phrase of Kunming metro line 1 and 2 established and operated in2014 April.As a green hand of metro club,Kunming Rail Transit Group Co.,Ltd.,who faces the great opportunity and challenge,takes the responsibility of the metro job.The high costs of construction and operation go beyond the tickets income.The governmental subsidy will not be the only solution to the predictable loss.The company should break through by the most beneficial way of property development in the future.Profits of the way filling the loss up takes advantage of the sustainable development of a metro company.Accordingly,property development mode becomes the key to a metro company which looks forward to running well.In this paper,Kunming Rail Transit Group's Metro overhead property development model is studied.Firstly,the connotation and classification of the overhead property development model are summarized,and the relevant literature at home and abroad is summarized.Based on the advanced experience and cases of Shenzhen,Suzhou,and Hong Kong,this study investigates the status quo of the development of enterprise Metro overhead property,summarizes the problems faced by Kunming Rail Transit Group at this stage,and analyses the internal and external environment of Kunming Rail Transit Group and the opening of the overhead property of the metro.The advantages,disadvantages,opportunities and threats of the development model are analyzed and studied in depth in terms of land acquisition mode,cooperative development mode,sources of funds and supporting policies of the development model of Metro overhead property.The various models are compared and screened by using the analytic hierarchy process,and the most suitable place for enterprises is put forward.The development mode of iron overlay property.In order to achieve breakthroughs in the development of enterprise's Metro overhead property,endow enterprises with self-hematopoietic function,and make up for operating losses with the development income of Metro overhead property,so as to improve the current situation of enterprise operation and truly realize the sustainable development of enterprises.
