The real estate in our country is developing as the housing system reforming. The resident only pay a small amount of rent, the cost of housing investment is difficult to recover, Emphasize a public land ownership single-faceted, land allocated by the State free of charge, and does not allow to transfer the land-use right. In the year of 1998, The domestic demand is insufficient, and the deflation is very serious, The real estate promote domestic investment and stimulate consumption, and expand domestic demand for features of can upgrade consumption structure, At the national policy of expanding domestic demand, The real estate has been restored and developed and plays an increasingly important role in promoting economic growth. In recent years, However, China's commercial housing price rose too fast, and affects the quality of life of our residents and social stability directly. Today, the housing Price problem is a very important economic and social problem. Therefore, commodity housing prices as the research object, This paper first introduced the domestic and international research status of commodity housing market, and then put a qualitative analyze of commodity housing price factors. On this basis, we build the theoretical model of commercial housing price impact factor combined with panel data, and then put a qualitative analyze of 18 cities in Guangdong Province the impact factors of commercial housing price. And show the degree of influence of each factor. And determine which cities in the real estate market have speculative behavior; at last, we put forward the conclusions of this article combined with the empirical analysis, as well as the policy recommendations of improving the management of China's housing market.
