Study On Post-evaluation Of HXYC Real Estate Construction Project

With the rapid development of China's social economy,the real estate industry has gradually emerged.In the present society,people's living standards continue to improve,people's demands on the housing also continue to improve.In promoting the development of the real estate industry at the same time,there should be a scientific evaluation of real estate projects.Real estate includes development,operating,management and service,involving a wide range,therefore,the post-project evaluation of a real estate project is a very complex system engineering.Based on the actual real estate construction project,through the data analysis,making use of reasonable methods to post-evaluate the real estate project can improve the construction project investment,decision-making and management level,and enhance the sense of responsibility of the evaluation staff for the enterprise investment in real estate projects,as well as provide the direction of investment and its scale.This paper first introduces the research status of project post-evaluation at home and abroad by referring to a large number of documents,then introduces the basic concepts,evaluation scope and evaluation contents of post-evaluation of real estate projects,introduces several project post-evaluation methods in detail.And these methods were compared,fuzzy comprehensive analysis were chosen to applied to post-evaluation of real estate projects.Based on the basic principles and conditions of post-evaluation of real estate projects,the basic evaluation index system of it was established reasonably,and the evaluation indexes were analyzed in detail.Combined with HXYC real estate project,this paper put forward the evaluation index system of it.Based on the post-evaluation of satisfaction,the post-evaluation of technology,the post-evaluation of economic,the post-evaluation of management and the post-evaluation of sustainability,the weight of each post-evaluation index was determined by analytic hierarchy process(AHP).Fuzzy analysis was used to carry out fuzzy analysis,and the post-evaluation model of real estate project was validated.The paper combines the actual project with the research theory,not only making analysis and evaluation for real estate projects by scientific post-evaluation method,but also providing a realistic basis for other real estate projects,and it has a certain significance for promoting the development of post-project evaluation of real estate projects.
