Study On Post Development Evaluation Of Project A Real Estate

In past years,with the speedy expansion of our economy,The field of real estate has changed into the head scale segment of the national economies.It plays a great role in stimulating the national economic development and promoting the process of national urbanization.Nevertheless,the government’s reshaping of the overall economic framework,the relevant regulatory policies of the real estate industry are also increasing.From the "three red lines" to the "double concentration",the real estate industry has gone through the " Prime Period "," White Metal Proof Time " and " Brass Folded Time ".Now it has entered the "black iron age",and the industry competition is increasing day by day.The emerging new trend puts new standards on the degree of controlling projects of real estate firms,and the post project evaluation,as a comprehensive review of the whole life cycle of the project,plays a great role in improving the efficiency of enterprise management and enhancing the core competitiveness of enterprises.From domestic and international post project evaluation theoretical research,this presentation incorporated the advantages of real estate construction projects,this thesis combines the characteristics of real estate project development and systematically elaborates on the concept,characteristics,significance,basic principles and content system of real estate project post evaluation;At the rationale of these studies,which are based on a number of international and domestic post-evaluation systems,we have focused on the hierarchical analysis approach and fuzzy comprehensive evaluation method to carry out the research work of post evaluation.Finally,taking the real estate development of project A as an example,this paper constructs the post evaluation index system of project A,including investment decision-making management index,product design index,engineering construction index,marketing management index,financial management index and customer satisfaction index;The assigned weights of each post-assessment index are obtained by the calculation of hierarchical analysis,and then integrated with the fuzzy affiliation values of each hierarchical index to obtain the final postassessment results.The purpose of post project evaluation research is to explore a set of real estate post project evaluation system that can be comprehensively promoted,provide reference basis for post evaluation of other projects in the industry,and then promote the development of the whole industry towards refinement,standardization and standardization,Facilitating the industry to develop gradually and positively in the very near term.
