In recent years,the traditional real estate industry has been in a state of weakness.Due to the state's vigorous implementation of the policy of "carrying out both lease and sale as well as renting and selling with the same right" and the continuous growth of the urban migrant population,the long-term rental apartments have gradually become the rigid demand of the housing rental market,and the market scale has been constantly expanding.At present,China's serviced long rental apartments are in the initial stage,and there are many problems in the exploration and development,such as inaccurate market positioning of apartment operators or enterprises,high capital pressure,and poor customer experience.Among them,the problem of customer loyalty and consumption stickiness is especially outstanding.But presently there is no system identification service type to rent the apartment market demand factors influencing the priority research methods,so urgently need a systematic and scientific research methods to identify the service type to rent the apartment market demand factors influencing priorities,identify customers consumer groups demand point and master the direction of improvement.Scientific and reasonable market demand research is conducive to the development of the service type long rent apartment market,which is conducive to enterprises to develop a reasonable development strategy.It is of profound theoretical and practical significance to the development of serviced long-rent apartments.This paper takes xi 'an serviced long rental apartment as the research object,discusses relevant concepts of serviced long rental apartment and theoretical basis of Kano model,and analyzes and summarizes the development status and existing problems of xi 'an serviced long rental apartment.On the basis of literature review,in-depth interview and expert demonstration,primary and secondary data were analyzed,and 29 factors affecting the market demand of serviced long-rent apartments in xi 'an were extracted from 7 dimensions.Through the questionnaire research design based on the Kano model,the reliability and validity verification questionnaire,to xi 'an service type to rent the apartment market demand priority identification and analysis on the influencing factors and dimensions,to master the tenant to xi 'an service type to rent the apartment market demand concerns,and then in the apartment location,brand marketing,apartment management to provide reasonable Suggestions and strategies for business or operators,help xi 'an service type enterprise or operators to attract tenants rent the apartment,viscosity and improve customer loyalty and consumption.
