As economic pillar of china,real estate is a highly intensive industry in aspects of capital,resources and labor,the development of real estate get a lot of attention because of its important affects on Social and economic development.Recent 20 years is a golden period for real estate development in China.The management problems of real estate are covered up by explosive increase in market of real estate.With the introducing of state macro-control policy gradually,competition increasing and high land prices,the development of real estate and relative industries tend to be more rational.Market speculation has been replace with the rational investment.The requirement on scientific system of investment of real estate is necessary for guiding investment decision of real estate.The real estate investment decision-making process often has limited statistical-data,with human activity,and the data's distribution is not regular.How to establish-an effective decision-making method is particularly important.In this paper,based on elaborates the current research on the domestic and foreign real estate investment project decision-making method,first of all,using the method of expert review meeting of the factors affecting the real estate investment decision-making choose to study,ultimately determine the the real estate investment decision-making selection and assessment indicators.First of all,by combing the existing process of real estate development and investment,summarizing the existing operation methods and models,pointing out th e defects of the current methods,and discussing the necessity of building the index system.Combined with the summary of domestic research methods of real estate investment,by comparing the advantages and disadvantages of various subjective and objective evaluation methods and their application scope,the analytic hierarchy process(AHP)and entropy fuzzy evaluation method are finally selected to make theoretical discussion on the two stages of project selection.Through the establishment of the evaluation model to build the index system composed of the weight,and through the case study to verify the two evaluation methods for the operability of the two stages of the project and whether it is in line with the actual situation of the project.Finally,the theoretical results of the full text are summarized and the future development direction of the real estate investment field is prospected.
