Since 1978,China's real estate industry has seized the opportunity of reform and opening up and developed rapidly.Today,several decades later,China's real estate market has gradually matured.This phenomenon shows that The development of China's real estate industry is full of hope.According to official statistics,up to now,there are nearly 100,000 real estate enterprises in China.At the same time,given the increasing transparency of China's real estate market,the competition in the real estate industry will be more intense in the future under the circumstance that the government constantly introduces the policy of controlling the real estate in a general direction.At the 19 th National Congress of the Communist Party of China(CPC),government officials proposed that "houses should be used for living,not for speculation",which stripped away the commodity status of houses.At present,the government has more and more control over the real estate industry,and the "golden era" suitable for the development of the real estate industry has passed.If the real estate enterprises do not realize this point and still use the original survival mode,they will be unable to adapt to the development of the real estate industry in the new era,and the backward enterprises will be squeezed out of the real estate industry.Therefore,if real estate enterprises want to survive in the hands of nearly 100,000 competitors,they must follow the government's policy actions,excavate their own unique advantages,and constantly find ways to increase their viability.A comprehensive,objective and accurate evaluation of the viability of real estate enterprises helps enterprises to formulate reasonable development strategies and promote their growth.The research in this paper is based on the previous research results.By looking up data,the current research situation at home and abroad is summarized and analyzed to learn the knowledge related to the viability of real estate enterprises,which lays a solid theoretical foundation for this paper.At the same time,according to the characteristics of real estate enterprises in China,a new evaluation index system for the viability of real estate enterprises is proposed.The system consists of 28 indicators of 3 levels and 6 types,including financial indicators,competitiveness indicators and external market environment indicators.In the empirical research,this paper analyzes the development of 14 listed real estate enterprises in the last 8 years.The data of these 14 enterprises were collected through the Internet,offline questionnaire distribution and other channels,and a comprehensive survival evaluation model was established respectively.Then,using SPSS25.0 software and factor analysis,the comprehensive scores of 14 real estate enterprises are obtained every year,and the enterprises are ranked according to the scores.Thereafter,the dynamic chart of the viability changes of 14 enterprises in the past 8 years was drawn,and the development of the enterprises was analyzed from multiple perspectives.Finally,the author finds out the decisive factors of the viability of enterprises and puts forward some Suggestions to improve the viability of real estate enterprises in China.
