With the rapid development of the economy and the speeding up of urbanization, A large number of enterprises swarm into the real estate industry, leading to land costs high. At present, the real estate market environment have a dramatic change, industry competition intensifies. Under the dual role of national regulation policy and the market rules, the real estate industry has bid farewell to profiteering era into small profit era. At the same time, the development of our country’s real estate project cost management level is relatively backward, and the development cost rising, it is a big challenge to the project construction cost control. That is, if the real estate enterprises want to survive, the deciding factor is the effective control of cost. Real estate enterprises urgently need the effectively control and scientific management on project construction cost, to expand the market competitive advantage, and to improve the ability of the sustainable development of the enterprise. Through the coordination and control of the entire chain, to achieve the leap of comprehensive benefits of the real estate supply chain.This paper take the supply chain as a whole part, stands in the angle of real estate enterprises, the real estate supply chain cost is divided into the three part(such as upstream costs,developers core costs and downstream costs), And use the general theory and principle of cost control to analyze the costs. At the same time, combined with the characteristics of the real estate supply chain, then make a further subdivided on cost of every part, and determined the key points of the three stages; Secondly, in the basis of cost relations between the developer and the related companies and real estate project development process, we building a real estate supply chain network structure diagramfrom the upstream cost to the core cost to the downstream cost of the whole process. And then analyzes the key costs of supply chain structure and its relationship with each other, clearing the specific control measures of the key cost; Then using SPSS principal component analysis to evaluate the effectiveness of cost control of L enterprise supply chain, points out the deficiency of L enterprise in the process of cost control, and then put forward the corresponding control measures.
