In recent years,the demand for renting houses in Shenyang has increased significantly,and the traditional rental conditions have been difficult to meet the requirements of most young customers.To this end,the Shenyang government actively responded to the State Council's "rental and sales rights" policy,and launched a "rental and sales rights" policy pilot program to promote the development of Shenyang's housing rental market.Compared with the traditional rental housing,the long-rental apartment rental information,the reasonable price,the high degree of housing decoration,the high customer base level,and the safe living environment make it a new industry in the real estate leasing market in China.However,there are problems such as heavy asset operation in the early stage and long investment recovery period.Therefore,the current profitability of long-term rental apartments is difficult.Therefore,the profit model for improving the existing profit model and scientifically adapting it seems to be crucial.important.Firstly,based on the review and compilation of a large amount of literature,the paper summarizes and summarizes the current situation of long-term rental apartments in Shenyang from the perspective of renting and selling,and analyzes the profitability differences of each model through the calculation of profitability.In the decentralized conclusion;further analyze the influencing factors of the long-rent apartment profit model and the main problems existing.By introducing the fuzzy clustering evaluation model,the evaluation index of long-rent apartment profit model is scientifically and objectively selected,and then the index system is constructed,the evaluation method is selected,and the fuzzy clustering evaluation model is constructed.According to the fuzzy clustering evaluation model of long-rent apartment profit model,the empirical analysis of the profit model of long-term apartment in Shenyang is carried out,and the ranking results of the importance of the profit model evaluation index are obtained.Finally,based on the experience and shortcomings of the case,it puts forward reasonable suggestions on the selection and development of the profit model of Shenyang long-term rental apartment from the perspective of rent and sale.After studying the profit model of Shenyang long-term rental apartment from the perspective of renting and selling,the paper finds that Shenyang Long-term Rental Apartment Market has to solve the following problems:large investment in the early stage;high operating cost;slow return of funds;single profit model The financing route is narrow;the brand premium is limited.By evaluating the case and summing up the experience and shortcomings,the long-rental apartment enterprises should focus on the factors such as the size of the enterprise,brand advantage,housing acquisition,product differentiation and other factors when choosing the profit model;and propose the improvement of the profit model of Shenyang long-term rental apartment.Suggestions for improvement:light assetization;reduction of human resources;expansion of rent differential;profitability backwardness;application of REITs model improvement;provision of quality and value-added services.Through a scientific and comprehensive analysis of the profit model of Shenyang long-term rental apartment from the perspective of renting and selling,it has important significance and reference value for the improvement of the profit model of long-term rental apartment in Shenyang and the development of long-term apartment industry.
