| As the key project of Nanjing City,the three phase of Nanjing Strait City project has huge investment,high construction requirements,many participants and great social impact.Construction risk management is the most important part of project management.In this paper,from the angle of the construction contractor,the risk factors of the construction phase of the project are analyzed by using the risk management thought,and the risk level of the risk factors in the construction process can be determined,so as to take the risk response and control measures pertinent.Through the risk management of the real estate project construction process,we can reduce the risk loss,improve the economic benefits of the project,and improve the risk management level of the enterprise.Using the risk management theory and taking the construction management of the three phase project of Nanjing Strait City as the background,this paper first analyzes the possible risk factors of the project from the internal environment,the external environment and the construction subject,and then through the expert interview method to determine the 13 risk indicators of the project,and then uses the expert scoring method for the risk factors.The degree of risk factors is graded,and the risk assessment matrix of different risk factors is obtained.The risk factors of project construction risk are evaluated by the analytic hierarchy process,and the risk weight of different risk factors is calculated.It is found that there are four risk factors and seven risk level risk level.There are two risks.Finally,the overall risk response strategy and specific risk control measures of the project are proposed.Through the study of the construction risk of Nanjing Strait City project,the risk index,risk evaluation method,risk response and control measures suitable for the project construction risk management are put forward.It is of guiding significance for improving the risk management ability of the project,and is of reference significance for the risk management of similar projects. |
