Based on the strategy of providing for the aged at home in China,with the passage of time,the living quality of existing residential buildings,which is the largest urban stock in China from 1970 s to 2000,has been unable to meet the needs of households,especially the elderly households.Living space,as the core space of the set,is the main activity place of the elderly households.Improving their environmental quality can meet the living needs of the elderly with the highest efficiency.At the beginning of the paper,through issuing a questionnaire on the living behavior pattern of the elderly households in the existing residential buildings,this paper carries out the network survey,collates the effective results of the recovery,and combs out three typical types of living behavior of the elderly in the suite: the communication category.Entertainment and culture;Three typical living activities: chat,watching TV and reading newspapers;two typical living spaces: living room and bedroom and three typical physical environment factors related to living behavior:sound environment,thermal environment and light environment.Then,taking the South Yuan District of Xi’an University of Architectural Science and Technology as an example,according to the results of a large number of questionnaires,we choose the most representative district in the South Academy District.Three kinds of elderly families and their elderly households were investigated,which were superficial core,intergenerational and empty nests.Through household measurement data,UWB continuous positioning and real-time monitoring of physical environment factors in winter and summer,the objects were investigated to understand the typical living behavior characteristics of elderly households and the status quo of related typical physical environment factors.Combined with the subjective evaluation of the living space function and physical environment of the elderly households,and the horizontal comparison and summary of different research objects,it is concluded that the main functional space area of the existing residential building living space is limited in terms of functional quality.The organization of furniture facilities is unreasonable,the use flexibility is poor and the equipment configuration is not perfect and so on.In terms of physical environment quality,there is sound insulation effect of component / wall.The fruit is poor,the temperature is high in summer / dry in winter,the light condition is bad,and the energy saving measures are not taken by the equipment components.Sort out the related factors that affect the improvement of the living space quality of existing residential buildings,that is,the characteristics of family households,the living behavior mode of the elderly,the demand of the living behavior of the elderly for the quality of the space environment and the restriction of the present conditions on the transformation,and so on.This paper puts forward four universal principles:adaptability,safety and health,flexibility and suitability and economic comfort for the improvement of livable quality in the living space of existing residential buildings.According to these principles,the functional quality improvement strategy is put forward from the aspects of optimizing layout relationship,improving scale size,reorganizing furniture facilities and rematching components,and the physical environment quality improvement strategy is put forward from three aspects of sound,light and heat.The invention can provide the economic and feasible reference for the fine and livable reconstruction of the living space of the existing residential building.
