The protection and regeneration of historic blocks and historic areas is an important part of urban renewal. The purpose of the protection and regeneration is to carry the historical context and restore the vitality of streets. The traditional way of authentic protection puts historic blocks on the opposite side of urban development and construction, resulting in intact preservation or completely demolished, ignoring the connotation of "regeneration".In recent years, the development of cultural tourism and leisure industry is rapid, and the historical areas in cities across the country have set off a trend of commercial development based on historical and cultural protection.Although the reconstructed block presents a traditional style and has a certain visiting rate, the number of people on the street does not reflect its real value. The built environment itself can not produce vitality. However, when people appear in the environment, they are supposed to contact with the environmental factors and carry out some activities:the existence and occurrence of human activities are the conditions for the production of vitality. In this context,in order to carry out the renewal design of Pingshijie area in Nanjing,we should deeply explore the possibility of meaningful interaction between pedestrians and street environment, analyzing the interaction mechanism,so as to summarize the strategies for creating street vitality and provide effective guidance for the next step of design.Firstly, the evaluation of vitality is based on pedestrians’lasting activities.Secondly, under the framework of related theoretical research on street vitality and environment, interpret micro environmental elements of commercial street with historical features from three aspects:street space scale, street and building transition space and building interface, constructing the environmental element index system. Then choose Laomendong commercial district which is similar to Pingshijie area in historical style as the research sample, collect its data of micro environmental elements and vitality through the way of field survey and observation record. After that, use the data analysis methods such as principal component analysis and factor rotation to reduce the dimension and classify the environmental elements, summarize three kinds of environmental elements combinations.Lastly, multiple linear regression analysis is carried out on the combinations of environmental elements and vitality values to explore the relationship between them.It is found that on the commercial street with historical features, there is a significant positive correlation between the combinations of micro environment elements and the street vitality. The three combinations are flexible boundary, transparent interface and the mix of new and old,the contribution rate of which ranges from large to small. On this basis, combined with the actual situation, sum up the strategies of bringing vitality to the street, including improving the transparency of street interface, enriching the transition space between streets and buildings, strengthening the mix of the old and new styles, and making good use of traditional cultural symbols. At last, the field investigation and evaluation of the Dabanxiang demonstration area which has been built and opened in the project of Pingshijie area are carried out,and suggestions for improving the vitality are given according to the current situation;then, design suggestions are put forward for the areas which are still in the planning and design stage. The research results will help to expand the scale of street environment research, supplement the historical street cases in the field of street vitality research, and provide theoretical basis and reference for the vitality evaluation research and upgrading design of other streets of the same type.
