Facilities Management can provide high-quality environment for buildings and improve investment efficiency.Its management scope includes asset management,safety management,facilities and equipment management,etc.,which is an important management method in the operation and maintenance stage of the whole life cycle of the project.Traditional facility management mode is difficult to play its due role because of the difficulty in information preservation and the problem of information island.With the great development of the application of Building Information Modeling in the domestic construction industry in recent years,it’s proposed that BIM should be applied in facility management to enhance the effective use of data and Information in facility management,which is conducive to improving management efficiency.Based on the existing problems of traditional facility management and the characteristics of BIM technology,this thesis discusses the feasibility and advantages of BIM-based facility management over traditional management mode.Through literature research,26 potential factors influencing the application of BIM-based facility management are summarized,and six directions related to BIM facility management including industry,organization,technology,law,economy,personnel and policy are sorted out.Based on the questionnaire survey,five key influencing factors including "industry standard","BIM software and platform cost","external application environment","use of existing facility management software" and "compound talents who take into account BIM technology and facility management" were summarized through hierarchical analysis of the questionnaire.Based on the analysis results,this thesis gives corresponding solutions from the perspective of the owners and supports the research results through interviews with the related cases.The results of this study can help the construction industry(such as building materials and equipment manufacturers,design teams,general contractors,construction managers and owners)create BIM-FM integration guidelines to guide future BIM and facility management integration.
