BIM-based Information Needs And Application Of Building Facility Management

Facilities management includes multi-domain functions and responsibilities,and the demand for information is significant,which both from the management information of the operation and maintenance phase,and all the buildings,facilities and process information during the project construction.At present,the depth of research on facilities management in China is not enough,and the whole life cycle information of construction projects is relatively low.Therefore,it is necessary to study the application of facilities management information in construction projects to ensure the reliability,integrity and accuracy of project life cycle information Management of building facilities.At the same time,the characteristics of the BIM technology to improve the information management model has brought inspiration,the current BIM technology in the design and construction of the use has been relatively mature,the advantages of BIM technology used in operation and maintenance stage,expand the value of BIM technology,The application of facilities management information has both theoretical and practical significance.This paper uses the literature research method,the Delphi method and the case analysis method.Firstly,it discusses the current research status of facility management and the BIM technology in facilities management.It is found that the main problems of facility management are the low efficiency and accuracy of AEC-FM information transmission,the seriousness of information redundancy,Facility manager and the owner are not clear about facility management functions and requirements.In view of these problems,this paper clarifies the facility management function,analyzes the information needs of the facilities management function module and the content and responsibilities of the information collection and transmission of each participant,and determines the importance degree of the demand information through the Delphi method.Secondly,this paper makes full use of the advantages of BIM technology,and establish the application framework of facility management information based on BIM from the theoretical level.We use the IFC format to discuss the data integration and sharing of BIM-FM,and analyze the functions of BIM technology in facility management Module in the application value.Finally,through the analysis of the actual case,the feasibility of the theoretical framework and the advantages of the early management of the facility are verified,and the application value of the BIM technology in the whole life cycle of the construction project and the application value in the operation and maintenance stage are analyzed.The innovation of this paper is that,from the perspective of the whole life cycle of the construction project,the specific information demand of the facility management and the responsibilities of the participant are put forward,which provides a reference for the detailed information of the owner and the facility manager to clear the delivery model and the BIM technology The application of facilities management provides an implementation strategy.And ultimately improve the efficiency of facilities management,save the cost and achieve the maximum investment income of construction facilities.
