Research On Intelligent Management And Control Of Large Operating Cost Of Real Estate Based On BIM Technology

Project cost management is an important part of project investment.How to effectively use the human,material and financial resources invested in construction and obtain higher economic and social benefits is a very important issue.Looking back on the reform process of project cost management in China,the cost management of real estate industry in China has been promoted from extensive management to fine management,and the cost is closely related to the core competitiveness of real estate enterprises.From the experience of manual calculation of initial cost personnel to computer calculation of later stage,although the reform of these modes adapted to and promoted the economic development of China’s construction industry at that time,the cost personnel still had to spend considerable investment in the project budget,so the traditional cost management mode was inefficient and lacked of refined data information management.With the progress and application of information technology,the innovation of project cost management in construction industry is accelerated.The application of BIM Technology in the research of high informatization and fine engineering cost management mode has become a hot issue.This paper studies the application of BIM Technology in real estate cost control management mode and applicability,and provides theoretical basis and engineering practice reference value for future real estate information intelligent project cost management.The main research contents are as follows:Firstly,through the analysis of the concept,era characteristics and application status of real estate large operating cost,combined with the characteristics of BIM Technology,the theoretical basis of BIM Technology Applied to intelligent management and control technology of large operating cost is deeply studied;Secondly,by using the method of literature research and case analysis,through the research and application of BIM Technology to establish standardized products and realize the means of operating cost control in standardized products,this paper analyzes the BIM standardized products and project implementation,and compares the effect of project large operation cost control;finally,it puts forward a new mode of BIM Technology in large operating cost intelligent control,and studies how to implement BIM for BIM In order to meet the needs of the development of real estate industry in the new period,the technology should lay the foundation and improve the housing industrialization and cost control.By analyzing the application of BIM Technology large operation cost intelligent control technology in the whole life cycle of Qingdao a project,the applicability rules and characteristics of the new technology application are obtained,and the project cost control scheme is optimized.Through the above research,the main conclusions are as follows: first,if enterprises use BIM large operating cost intelligent management and control system,enterprises can customize standardized products and optimize products,improve the management accuracy of standardized products,shorten the development cycle,reduce project cost mismatch and other invalid costs,and improve the accuracy of project cost planning.Second,BIM large operating cost intelligent management and control integration platform can promote the integration of three lines: BIM integration platform can integrate technology,engineering and cost,and ensure the timeliness,accuracy and visualization of dynamic cost.Thirdly,BIM large operating cost intelligent management and control system is applied to project case analysis,which shows that the economic and social benefits of project cost management are significantly improved.With the development of information technology in construction industry,the application of BIM Technology in construction industry is more and more extensive.In this paper,using the development advantage of BIM,it is applied to the project cost,in order to realize the intelligent management and control of large operation cost,and provide theoretical and application basis and reference for the application of more engineering practice in the real estate industry in the future.
