As an important part of the construction project,underground garage has the characteristics of long construction cycle,large investment capital,high difficulty in sales,slow payment collection,etc.Developers should focus on the efficiency and cost control.The degree of the garage scheme determines the value and cost of the garage,so the optimization of the underground garage in the early stage of the scheme is very important.This paper mainly carries on the optimization research to the scheme stage,in order to achieve the purpose of improving the efficiency of the garage and reducing the cost.Through the analysis of the function integration system of the underground garage,and the use of the function analysis system technology to establish a model(FAST model),analysis of the cost of the underground garage,function and performance of the relationship between.Through the analysis of function and cost matrix,function and performance matrix,and sensitivity matrix,the level of the cost of each function of the underground garage and the contribution of function to the performance of the garage are obtained.According to the results of the functional matrix analysis,finally it is concluded that the performance of the large and high cost of contribution to the underground garage function,on the performance of the large and the cost is low contribution to function more attach importance to it,for small contribution to the performance and high cost function is improved,the performance function do not contribute at all while the cost is low also want to take the necessary measures and even to eliminate it.Combined with various professional dimensions of the scheme stage of underground garage,the optimization analysis of some functions in the design stage is carried out,so that it can get a better scheme of underground garage.Finally,through case analysis,combined with the established underground garage function integration system,the use of value management and FAST model method,the cost of each function and its contribution to the performance,and the major contribution to its several functions for specific optimization.Through a series of studies,this paper demonstrates the feasibility and scientific nature of using the theory of value management to solve the optimization problem of underground garage in the early stage of scheme design.
