AUDIT Quality Evaluation Method In The Application Of The Real Estate Enterprise Quality Management Research

Quality is the fundamental rights and interests of the masses and consumers and the bottom line requirements.Quality management level of ascension has no end,with the development of the society,the country’s powerful,the improvement of people’s living standards,for the product quality requirements also more and more strict,all departments and industries are formulated the corresponding quality management standards,quality management system,quality management rules,is fundamentally according to the quality.Audit theory and method originated at the end of the 20 th century.It is suitable for enterprises to implement CS100(Customer Satisifaction 100%)strategy.It takes customers(users)as the starting point and analyzes their sensory needs and operational requirements.The advanced quality management method of positioning,inspecting,evaluating and continuously improving the products and services of the enterprise itself.Since the AUDIT development,the method is still used in the automotive industry is very broad,but not recommended to other industries,by referencing the theory to the research quality of real estate management,analyzing the applicable conditions,in view of the real estate project,in the quality of the real estate management behavior,to develop a set of suitable for the real estate project evaluation method,and applied to the actual case,In the end,the quality management level of real estate can be improved,and the user satisfaction can be greatly improved,so as to realize enterprise benefits.This research includes the following contents:(1)By analyzing the objective system of AUDIT,using literature survey method,questionnaire method and ABC classification method,the key issue of AUDIT--customer quality demand and standard is sorted out.(2)Through the fishbone diagram method to show what are the influencing factors of quality problems that customers are concerned about,so as to establish a targeted and targeted target system,so as to achieve the final solution of the problem.(3)WBS decomposition and literature are used to analyze and study the establishment of AUDIT evaluation organization system for real estate enterprises.The structure composition,division of responsibilities and management objectives of the evaluation method for real estate establishment of AUDIT are detailed and decomposed,and an organization system suitable for real estate enterprises is obtained and applied in practice.Finally,through the implementation of practical work,good results have been achieved,providing a certain theoretical basis and guidance for the improvement of the quality management level of real estate enterprises.
