Regeneration Practice Based On Old Industrial Building Renewal Mode Research

With the acceleration of urban renewal,the number of existing buildings also continues to increase.As a representative of the old industrial buildings,its transformation and reuse has become the most common renewal method,and the renewal mode is more abundant with the increase of function types.However,many of the projects after the transformation are idle again.The main problems are as follows: in the early stage,there is a lack of systematic analysis and demonstration on the functional orientation of the transformation and reuse,the needs of urban development,and the conditions of the old industrial buildings;At the same time,the relevant theoretical research pays more attention to the strategies and methods of transformation and reuse,and the lack of follow-up evaluation research after transformation leads to many transformation projects in the state of "tiger head snake tail".Therefore,it is more urgent to explore the appropriate transformation mode,especially the suitable transformation mode integrating urban development,regional demand and individual advantages.Based on the above background analysis,this study takes the analysis of suitable renewal mode of old industrial buildings as the breakthrough point of regeneration practice.Firstly,through case statistics and literature research,five renewal modes with more frequent practice are selected: Expo function mode,residential function mode,industrial heritage park mode,office mode and creative industry park mode.This paper expounds the characteristics of these modes,analyzes the adaptability between various modes and old industrial buildings for the purpose of solving problems,sums up the appropriate transformation methods,and finds out the common problems existing in the transformation of old industrial buildings.At the same time,through the field research of different modes,we can understand the existing advantages and disadvantages of various modes in the case,and through the comparative study of different cases,we summarize the three levels that affect the selection of old industrial building renewal mode,namely,the urban level,the regional level and the monomer level.Then,taking the renewal mode as the research subject,this paper makes an in-depth study from these three aspects,and puts forward some strategies for the selection of the renewal mode of old industrial buildings.Finally,based on the practice of Baoding Hengtian fiber factory transformation project,according to the strategy obtained in the previous paper,it carries on the multi-level analysis,and finally carries on the overall planning of the fiber factory renewal mode.At present,there is a lack of research on the selection of old industrial building renewal mode.Based on the research and analysis of the existing transformation cases and literature,this paper summarizes three aspects that affect the old industrial building renewal mode,and puts forward the strategy of selecting renewal mode,which enriches the theoretical basis and practical experience of the research on the types of old industrial building renewal mode,This paper tries to provide some guidance for the selection of renewal mode of old industrial buildings in the future.
