In the context of urban stock regeneration,due to the expansion of urban boundaries,old industrial areas have become one of the main targets for new urban development,and industrial heritage regeneration has become a major area for lot-level regeneration.Due to the differences in the development process of cities at different levels,small and medium-sized cities often refer to the cases of big city regeneration,and in particular often draw on functionally named regeneration models,such as the museum exhibition model and the cultural and creative industrial park model.This model often suffers from a lack of connection between generality and specificity,and is not guided by the actual problems and existing conditions of the project,which leads to poor operation,excessive capital consumption,waste of site resources and fractured urban fabric.The article attempts to explore the model of regeneration of old urban industrial areas from the perspective of mixed function development,taking the main function of regeneration as the object of study and exploring the functional mix between the main functions,without involving the subordinate functions and basic supporting functions.Through the interpretation of the regeneration practices of old industrial areas in good operating condition,the mixed-function regeneration model is analysed and summarised for reference.Part 1: Introduction explains the background of the study,defines the object and scope of the study,and clarifies the research objectives and significance of the article by reviewing relevant studies on "mixed function development" and "urban renewal of old industrial areas" at home and abroad,and then The research content,methodology and framework of the article are defined.Part 2: The historical development process of old industrial areas,the background of functional regeneration and related theories.Through the historical development process of old urban industrial areas in China and abroad,the characteristics and problems of the development of old urban industrial areas at various stages of time are clarified.The three influencing factors of urban development aspirations,industrial upgrading aspirations and stakeholder aspirations are combined to provide a basis for the following study of the historical and realistic development conditions of the regeneration model.Part 3: A documentary analysis and inductive research method is used to analyse the three aspects of mixed function development orientation,development principles and development characteristics.The driving forces of mixed functional development are analysed to establish a clear cognitive system of what mixed functional development is.The characteristics of mixed functional development are a concrete answer to the question of how to realise mixed functional development,involving four types of characteristics: scale scale,mixing approach,intervention approach and stakeholders.Part 4: A study of 26 actual regeneration projects using literature,case studies and graphical analysis.Firstly,the keyword "regeneration mode" is used to identify the "functional regeneration mode" through a generalisation of regeneration modes related to industrial areas(industrial heritage,industrial land,old industrial areas)and urban regeneration modes.This is combined with the characteristics of mixed functional development in the chapter "Mixed functional development research",and the actual project is analysed in five dimensions: scale,mix,intervention,functional category and stakeholders.This is followed by a summary of the development patterns and design approaches of mixed-use cases based on each characteristic.Part 5: Based on the policy analysis,the naming basis of the mixed-functional regeneration model is determined.Based on the practical cases and illustrations,the study compares the functional mixing methods of mixed functional regeneration models,and establishes three basic mixing methods,namely horizontal mixing,vertical mixing and temporal mixing,based on the methods present in the cases studied.At the same time,the relationship between the functions involved in the mix is studied by using the "relationship between equity and efficiency" in economics,i.e.the substitution relationship,the same relationship and the complementary relationship,and the characteristics of the functions involved in the mix under each relationship are illustrated in the spatial model.Finally,the analysis of representative cases is used to elaborate on the three mixed functional regeneration models of "culture+","business+" and "new industry+",which are widely promoted and valuable.Part 6: The Jinan Cotton Factory No.1 is selected as the design object,adopting the "new industry +" mixed functional relationship model,with the new industry as the main focus,mixing business,cultural and commercial functions.The design starts from the regeneration context of Jinan Cotton Factory No.1,analysing the geographical location,history,factory mechanism and natural climate of the area to obtain the natural resource conditions and regeneration influences of the factory.By studying the current situation of the factory,the base issues,the base business and the base buildings,the design basis and the regeneration needs of the area are determined,in order to obtain the pre-conditions for the design of mixed functions in the area.The mixed function regeneration scheme design is divided into four parts: planning interpretation,target positioning,mixed function regeneration scheme design and mixed function single unit renovation design.Through the analysis and explanation of the specific drawings of the scheme,the specific methods of constructing the mixed function regeneration model are further elaborated.The construction of the mixed function regeneration model for old urban industrial areas is based on the principle of serving the city and the citizens in the regeneration project,with the objective of promoting the revival and development of the urban area,and pursuing a good relationship of synergistic development and mutual promotion among the functional subjects,in an attempt to provide a reference for realising the effective regeneration and sustainable development of old urban industrial areas.
