| With the deepening of urban renewal process in China,more and more discussion has been provoked about the way to utilize the urban land stock effectively.Industrial land is an important renewal target in urban inventory planning.Due to the adjustment of urban development planning and land use structure,the original land use functions of most industrial land can no longer meet the needs of today’s development,so most of them are gradually declining,moving,transforming and upgrading.As the material carrier of urban industrial development,the old factory is an important role in the process of industrialization and endowed with high historical and cultural value.How to transform the old factory area into a new space that can fit the new goal and positioning of the urban development planning has become an urgent problem to be studied.Spatial production theory can provide a new research perspective for exploring the renewal and planning of old factory area from the perspectives of political,social,material and economical space.The paper is based on the ternary spatial methodology in the theory of spatial production which emerged in the 1970 s.Through reading domestic and foreign literature and relevant practice cases,the paper sorted out and summarized the ternary space and its components and characteristics in the renewal and development of the Haliang old factory.Besides,it also discussed the development demands of different interest subjects in the process of renewal and development of the old factory area and the influence mechanism as well.Through field investigation and literature research,the study selected the evaluation indexes of the comprehensive benefits of urban renewal and development of 30 old factory areas,and introduced the AHP analytic hierarchy process and entropy method to evaluate the comprehensive benefits of the renewal and development of Haliang old factory.The method of expert consultation was adopted to determine the importance of core stakeholder groups and evaluation indicators in the renewal and development of the old factory area.Based on the result,the paper found out the entry point of balancing the interests of multiple power subjects in the renewal and development process of the old factory area.Finally,the paper provided scientific basis and specific implementation suggestions for promoting the spatial transformation mode of the old factory area in order to continue the context of the factory area and activate the regional transformation. |
