| In order to stimulate the railway market to be more open,increase the “delegation of regulation and service” in the railway industry,encourage and support local governments,private enterprises and other more social funds to invest in the construction of the railway industry.After 2013,the country has further accelerated the promotion Railway investment and financing reform to support railway construction and comprehensive land development.The“Belt and Road” Shaanxi Province has become the core area of opening to the west.The role of Shaanxi as a comprehensive transportation hub has become more prominent.The development of high-speed railways is not as good as the fast track.However,Shaanxi’s actual railway construction and operation business development model is single,from the perspective of long-term development It is urgent to expand the hematopoietic functions such as comprehensive development,further release the geographical advantages along the railway,inject new momentum for economic and social development,and promote the sustainable development of Shaanxi railway.In order to further broaden the investment and financing channels of the intercity railway in Shaanxi,explore the sustainable development path of the intercity railway,and tap the land development potential of the Xihan Intercity Railway,this paper takes the Xihan Intercity Railway as an example to study the comprehensive land development strategy of intercity railway stations.Based on the analysis and research of typical cases at home and abroad,this paper summarized and refined three integrated development models of railway stations,land stations and cities,including comprehensive urban development,urban functional supporting development,and industry-led development.By analyzing the national economic development and overall planning of the cities and counties along the line,from the nine stations on the whole line,Hancheng East Station,Hancheng South Station,Pucheng South Station,and Luyang Lake Station are identified as the key research objects of this paper.By investigating and sorting out the urban planning and industrial situation of the areas where the four key research sites are located,and using SWOT analysis to combine the development research of intercity railways,we can get the industrial opportunities and functional positioning of each site.Finally,suggestions on the comprehensive development model,industrial positioning,functional layout,development timing,investment scale,etc.of Xihan intercity railway stations are put forward,and the scientific nature of the proposed development strategy is judged through profit and loss analysis.Based on the theoretical research on the comprehensive land development of railway stations,combined with the actual case analysis and research of the Xihan Intercity Railway,this paper puts forward three modes of integrated development of the station area and the city with different station conditions,different land conditions and industrial conditions.In-depth analysis and research based on the conditions of the inter-city stations in Xihan and the development strategies for the land of different stations were obtained,which provided operational practices for the development of inter-city railway stations and surrounding land in our country,and provided an implementation path for the sustainable development of inter-city railways... |
