Research On The Development Mode Of Shenyang Pension Real Estate Based On AHP Fuzzy Comprehensive Evaluation Method

In recent years,the aging of population in Shenyang is becoming increasingly serious,and the demand for the aged is increasing.The problem of pension has become the focus of government and society,and it is urgent to solve.At the same time,Shenyang City has developed rapidly.The traditional family pension and pension homes can not meet the needs of the elderly.The real estate for the aged emerges.However,at present,Shenyang pension real estate development projects are few,still in the initial exploration stage.Therefore,in order to accelerate the development of Shenyang pension real estate and relieve the pressure of the elderly in Shenyang,this paper studies the development mode of Shenyang pension real estate.This paper first analyzes a large number of related literature on the elderly real estate,and concludes the development model of the old-age real estate into three models: the community configuration of pension products,the special development of pension apartments and the new comprehensive elderly care community.Secondly,the SWOT situation analysis method is used,and the three development modes studied in this paper are analyzed in depth combining with the current situation of the development of the old-age real estate.Thirdly,through the analysis above,the evaluation index system and AHP fuzzy comprehensive evaluation model of Shenyang pension real estate development model are established.Finally,the empirical study is carried out to analyze the development environment of pension real estate in Shenyang from three aspects: population status,relevant policies and economic status,and the established index system and evaluation model are applied to the evaluation of development model of pension real estate in Shenyang.According to the analysis of the evaluation results,it is found that the community distribution and construction pension product model is the first among the comprehensive evaluation results of three models,which is the most suitable development mode in Shenyang.This model can meet the needs of the elderly and enjoy professional pension services while providing for the elderly at home,which can solve the pension problems of most elderly in Shenyang,but the overall situation of Shenyang is considered comprehensively,We should also develop comprehensive community and special development of apartment for the elderly to form a diversified development trend with the community distribution and construction of pension products as the main mode and the other two modes as the auxiliary.At the same time,combined with the above research and analysis results,the paper puts forward a series of suggestions on the development of Shenyang pension real estate from the perspective of government and developers.
