China is the world's largest population country.Under the huge population base,railway,which has a huge traffic volume,has become the main artery of our national economy.After the operation of railway construction projects,it is difficult to achieve sustainable development by relying solely on the revenue of railway transportation and station services.For this reason,the State Council issued relevant documents to support the comprehensive land development of railway stations.In the study,we found that since the State Council issued documents supporting the comprehensive land development of railway stations,many new land development departments have been set up by railway owner companies.However,in the process of work,we found that most companies only signed framework agreements with local governments and could not land.The main reasons are as follows: The following points are as follows: firstly,the comprehensive scale and layout of land at railway stations do not fully take into account the industrial background and urban planning,which leads to the conflicting feelings of local governments towards the comprehensive land development projects at railway stations;secondly,the existing time sequence of comprehensive land development at railway stations does not match the actual situation of the stations;thirdly,the interests of the development subjects and the government are shared.The mechanism has not been established.In order to improve the comprehensive benefit of the site land comprehensive development project,the research direction of this paper is to put forward the comprehensive development strategy of the station along the inter-city railway in southern Sichuan and its surrounding land.The development strategy of the station along the inter-city railway in southern Sichuan is proposed from five aspects:development scale,development layout,development timing,cooperative development mode and financing mode.Make suggestions.This paper takes the Zilu Railway in Southern Sichuan Province,which is under construction,as the research object,to analyze the basic situation and urban planning of Neijiang City,Zigong City and Luzhou City along the intercity railway in Southern Sichuan.Through the analysis of the economy and population in the overall planning of the three cities in Southern Sichuan,the paper draws the conclusion of each station.The value of comprehensivedevelopment;then,by comparing the classical cases of site development at home and abroad,and combining with the actual situation of the area where the inter-city railway station is located in southern Sichuan,the paper carries out an analysis of the comprehensive land development of the inter-city railway station in southern Sichuan;according to the above analysis,it puts forward the comprehensive land development strategy of the inter-city railway station in southern Sichuan;at the same time,according to southern Sichuan.The structure and equity situation of the inter-city railway company are discussed.Suggestions on comprehensive development cooperation mode and financing mode are put forward.Based on the comprehensive analysis of the overall urban planning,industrial planning and related economic parameters of the cities and counties along the inter-city railway in southern Sichuan,through the judgement of development value,four main development stations,Neijiang North Station,Sanyuan Station,Zigong East Station and Luzhou Station,are selected from the six stations along the inter-city railway.This paper puts forward the suggestion that the land comprehensive development project of South Sichuan Intercity Railway should be based on industry orientation and "3+X" function orientation,the core area and expansion area should be delineated according to the influence area of the station,and the five-year and one-year development period should be taken as the development time sequence.In the current wave of railway construction,it provides reference and reference for the same type of inter-city railway land comprehensive development projects in China..
