As a key control index in regulatory detailed planning,plot ratio has strong legal effect in guiding development and construction.Residence is one of the basic functions of a city,and the plot ratio of residential land is an important index affecting its construction and use.From the macro scale of the city,it is common that the floor area ratio index of the regulatory plan breaks through the total development amount predicted by the master plan,which leads to the capacity predicted by the master plan can not be effectively transmitted downward.From the micro scale point of view,according to the different land area,sunshine distance,parking quantity,the demand of residential land plot ratio is also different in the micro scale.In this context,this paper focuses on the quantitative determination method of residential land plot ratio,comprehensively summarizes the relevant literature,and finds that the current research methods can be summarized into macro scale,micro scale and macro combined with micro scale,and the residential land plot ratio determined under the macro scale is difficult to be implemented to specific plots,However,the method of determining the plot ratio of residential land at the micro scale can not achieve effective capacity transmission“ In recent years,"macro combined with micro" method is the research trend,but the existing research has not yet explored a set of quantitative determination method of residential land plot ratio,which can realize the effective transmission of plot ratio from top to bottom and meet the special needs of residential land.Therefore,this paper takes the plot ratio of residential land in small and medium-sized cities as the research object,based on the method of "macro combined with micro",explores and tries to improve the quantitative determination method of the plot ratio of residential land.The specific research contents include:firstly,the transmission system of master planning level,detailed planning unit level and neighborhood level is constructed on the macro scale.By constructing the strength benchmark model,the capacity is transmitted to the detailed planning unit,and then the capacity is transmitted to the neighborhood through the strength correction model,and the transmission value of the plot ratio is obtained;Secondly,in the micro scale,the control value of the plot ratio of residential land is obtained by constructing the control model of the plot ratio of residential land under the constraints of sunshine standard,population density,green space index and parking index;Finally,through the classification of the relationship between the transmission value and the control value of the plot ratio,the plot ratio of residential land is determined and managed in the form of the set value of the plot ratio and the unit total control.The set value of the plot ratio is to ensure the rigidity of the plot ratio,and the unit total control is to ensure the effectiveness of the capacity transmission.In addition,the quantitative research method is applied to determine the plot ratio of residential land in the central urban area of Xupu County.The case proves that the method of determining the plot ratio of residential land proposed in this paper can realize the top-down transmission of the development intensity in the central urban area of Xupu County,which provides a scientific basis for the implementation and management of the plot ratio of residential land in Xupu County.At the same time,this method has certain reference significance for the quantitative determination of residential land plot ratio in small and medium-sized cities.
