Residential total renovation is an important means and an inevitable requirement to promote the long-term sustainable development of the residential industry,and solving a series of problems caused during the development of residential total renovation is a key element to implement residential total renovation.This study introduces residential total renovation insurance to quantify the risk of residential total renovation quality from the perspective of insurance companies,which enriches the means to solve the defects of residential total renovation quality while providing a theoretical basis for relevant units to control.This study provides a theoretical basis for controlling the quality of residential total renovation.The main work of this study is as follows:Firstly,this study defines the scope of residential total renovation quality defects based on relevant domestic and foreign literature and the current status of residential total renovation research;obtains residential total renovation quality defects from the perspectives of literature survey,case analysis and consumer complaints,and screens residential total renovation quality defects that are not easily detected during testing through questionnaires;determines residential total renovation quality defects based on literature collation,relevant subjects and 5M1 E theory The influencing factors of defects.Secondly,the background,introduction and role of the introduction of the insurance+TIS agency(third-party risk management agency)model are elaborated;the exposure and cognitive indexes of residential total renovation quality defects are set,and the principles of quantitative ranking are determined;the linear principle is used to calculate the exposure and classify the levels of the refined residential total renovation quality defects,and the grey correlation theory is used to construct the quantitative cognitive indexes.model;use the secondary questionnaire to obtain the probability of occurrence and loss value of residential total renovation quality defects,combine the exposure degree,cognitive index and integrity coefficient to analyze the impact of a series of different behaviors of the builder,supervisor and TIS agency on the probability of occurrence of risk for residential total renovation quality defects,construct the transformation path of retention of residential total renovation quality defects,and according to the probability of occurrence and loss value of residential total renovation quality risk Calculate the residential total renovation quality risk value.Thirdly,corresponding control measures are formulated for the influencing factors of residential total renovation quality defects and revised using expert research;the residential total renovation quality defects with higher probability of occurrence and loss value are used as research objects to formulate strategies for exposure and awareness enhancement,and on this basis,cost-benefit analysis of exposure and awareness enhancement strategies is conducted.Finally,taking the new residential fully renovated property Longhu.Tianvantage as an example to identify the main residential fully renovated quality defects in a certain time period,and use the theoretical model constructed above to analyze the exposure and awareness of residential fully renovated quality defects in this project and quantify the residential fully renovated quality risk,and the results are consistent with the actual situation.
