Since the reform and opening up,with the rapid development of China's economy,the construction industry has become an important pillar of China's economy.However,China's current housing quality control system has not yet reached a mature stage,and the quality of housing in the construction industry has gradually become one of the main concerns of the Chinese people.In 2002,China gradually implemented engineering quality insurance to ensure the quality of housing,but the engineering quality insurance started later and there is still a big gap compared with foreign countries.At present,the rates of the same target in China's insurance companies are quite different,and the rate of project quality insurance is also relatively simple,so the risk analysis is not comprehensive enough.Therefore,this paper hopes to establish a more reasonable project quality potential defect insurance scheme by analyzing the influencing factors of the pure insurance rate for project quality,so as to better evaluate the risks for insurance enterprises,pay reasonable premiums for participating parties,and provide more guarantees for home buyers,and make a more comprehensive study.This paper firstly analyzes the factors that affect the pure insurance rate of project quality,and divides the risk factors into three aspects: project risk,participant risk and project acceptance quality risk.Secondly,a comprehensive evaluation index system of potential defects in engineering quality is established according to the composition of risk factors.The weights are calculated by analytic hierarchy process(AHP)in this paper.The principal component analysis(pca)is used to classify the financial status of participating parties.And the risk level of project acceptance quality is classified by the safety checklist.Finally,according to the result of risk assessment,the corresponding floating coefficient of premium rate is confirmed,and then the basic premium rate and pure premium rate of engineering quality insurance are confirmed.In the end,the rationality and feasibility of the model are further verified by an example,Some suggestions are provided for the further improvement and development of the potential defect risk of engineering quality.
