The research theme of this article is the problem of urban housing prices and labor mobility in China.In the past 40 years of reform and opening up,the living quality and house conditions of residents have greatly improved in China,and house prices in Chinese cities have also experienced rapid growth.From 1998 to 2017,the average sales price of commercial house nationwide has risen about 5 times.At the same time,with the imbalance of economic development among regions of China,the level of inter-regional house prices also shows differentiation.House price levels,urban public service levels,and infrastructure conditions will all affect labor mobility decisions.China has a large total labor force and a large scale of migration,which will have a huge impact on economic society development.Therefore,in the current context,studying the impact of urban house prices on labor mobility is important for the government to reasonably regulate urban house prices and guide labor mobility.However,there is still room for further research on the relationship between urban house prices and labor mobility at home and abroad.Therefore,the topic selection of this article has positive theoretical significance.Firstly,this article makes a systematic summary of the literature on labor mobility and house prices at home and abroad.It sorts out the driving factors of labor mobility,the role of labor mobility on the economy society,and the characteristics of labor mobility.It concludes the relationship between regional labor mobility and house price,and the effect of house price on economic development.And reviews of domestic and foreign research literature,based on this,put forward the research entry points,research ideas,and possible innovations of this article.Secondly,it discusses the theoretical basis of this article.It further elaborates the internal mechanism of house price fluctuations affecting labor flows,and analyzes current situation of labor mobility and urban house price of China.On this basis,the panel data of 266 cities(excluding Hong Kong,Macao,and Taiwan regions)in China from 2000 to 2017 are used for empirical analysis,and descriptive statistical analysis,LLC method,and Pederoni method were used to test the stability of the variable series.By constructing a fixed-effect model of panel data,an empirical study is conducted on the relationship between urban house price and the flow of high-tech labor and low-tech labor,and a robustness test is performed.The results of empirical regression analysis show that urban house price rises and labor flow show the same trend in China,and the effect of rising urban house prices on high-tech labor force in China issignificantly greater than that of low-tech labor force.In addition,there are significant urban differences in the impact of house prices on labor force,the promotion effect on the influx of high-tech labor force: new first-tier cities > first-tier cities > second-tier cities > national level > third-tier cities;and the promotion effect on the influx of low-tech labor force: new first-tier cities > second-tier cities > first-tier cities >national level > third-tier cities.Finally,combining the results of theoretical analysis and empirical analysis,it is found that there is a coexistence of high house prices and high labor inflows in China.There are more labor inflows in large cities and more labor outflows in small and medium cities.The uneven distribution of labor resources has led to irrational social employment structures,it even affects the healthy and sustainable development of the economy.Therefore,this paper proposes the need to promote the rational flow of labor by rationally allocating resources,adapting to local conditions,and guiding the differentiated development of the industry and implementing a differentiated talent policy.
