The rapid growth of my country’s economy every year is driven by high-quality labor with low prices and low prices of other production factors.With the increase in prices of labor,land and other production factors,China has gradually lost its "comparative advantage." China’s economic growth has gradually fallen back from the pursuit of high-quality medium-to-high-speed growth to the “new normal” of high-quality medium-to-low growth.Since the reform of the housing system at the end of the 20 th century,the welfare housing allocation system was abolished.Since then,China has entered the era of commercial housing.The price of commercial housing has risen one after another,even exceeding wages.The real estate industry has rapidly developed into one of the pillars of the national economy.However,the rapidly rising housing prices have also brought a series of economic problems,hindering the operation of the real economy.Excessive housing prices will increase the price of land,thereby increasing the production and operating costs of enterprises,reducing their productive investment and profits,and causing adverse effects.Furthermore,with the increase in housing prices,the cost of living of labor reduces its disposable income under the condition of small changes in wage income,reduces the utility of labor,affects the decision-making of labor mobility,and reduces the supply of labor,making labor dominated by labor.The labor-intensive industries of production factors can only increase labor costs in order to retain labor,which restricts the development of the industry.First,it sorts out the background meaning of the question and defines the related concepts.Secondly,this research focuses on changes in housing prices,heterogeneous labor mobility,and industrial structure adjustments.It takes the three as a system and studies its internal influence mechanism.It reveals that different regions in China take housing price changes as a starting point and affect heterogeneous labor.The different influences of mobility,in turn,affect the internal linkages of the industrial structure.Then,it explained the current status of housing prices,heterogeneous labor force,and industrial structure and their impacts,and conducted empirical analysis using relevant data from 30 provinces(cities,autonomous regions)in China.Finally,draw corresponding conclusions and put forward countermeasures.The main findings and conclusions of this paper are as follows:(1)Changes in housing prices directly affect the industrial structure and enhance the degree of advanced industrial structure.Across the country,the increase in relative housing prices between regions has led to the rise of factor prices,which is not conducive to the development of labor-intensive and capital-intensive industries.It will have a crowding-out effect on these two types of industries and transfer to areas with lower factor prices.But it has also promoted the rise of technology-intensive and production service industries,and advanced the regional industrial structure.(2)There are also regional differences in this impact,and changes in housing prices have different impacts on the industrial structure of my country’s eastern,central,and western regions.(3)With the addition of heterogeneous labor mobility factors,changes in housing prices have different effects on the direction of labor mobility with different skills.When the relative housing price in the region rises,high-skilled labor is gathered,ordinary labor is squeezed out,and the labor market in the region is reconstructed.Some industries are transferred and some industries are upgraded.This is important for the rationalization of industrial structure and the degree of advanced industrial structure.At the same time,it has a significant promotion effect.
