| Over the past 40 years since the reform and opening up,China’s economy has continued to develop rapidly and industrialisation and urbanisation have advanced rapidly.However,with the supply of production factors tightening,the pressure on industrial upgrading increasing and the resources and environment facing greater challenges,it is no longer sustainable to rely solely on the traditional extensible development model.From the perspective of land resource use,it is necessary to lock the total amount,promote the optimisation of spatial structure,fully explore and utilise the idle,inefficient and unreasonably functionally configured land;promote the renewal of industrial parks and take the road of internal development,which has become an inevitable choice for the development of industrial parks.However,as a precondition for the renewal of industrial land,not many studies have been conducted on the evaluation of the intensive use of industrial land at the plot scale.This thesis takes industrial land in Suzhou Industrial Park as the research object,adopts the method of field research and departmental interview to collect funds,collates the development history of the park,analyzes the current situation and characteristics of industrial land,evaluates the intensive use of 1407 industrial land parcels in five aspects: economic efficiency,spatial efficiency,ecological efficiency,social efficiency and enterprise development,classifies and analyzes the evaluation results from different perspectives,summarizes the system and method of evaluating the intensive use of industrial land parcels,and provides support for effectively identifying inefficiently used land,scientifically preparing industrial park renewal planning and effectively guiding the optimization of industrial stock space.The thesis is divided into four parts and five chapters.The first part of the thesis includes Chapter 1 and Chapter 2,which is the basic research part of this thesis.This part mainly provides a comprehensive review of the background and significance of the thesis,research contents and methods,relevant concepts,basic theories and relevant domestic and international research,summarises the scales,evaluation contents and evaluation methods of land use intensification evaluation and industrial land use intensification evaluation at home and abroad,and leads to the focus of this thesis,i.e.the research on industrial land use intensification evaluation at the micro-level plot scale.The second part of the thesis is Chapter 3,which is the main part of this study.Based on the summary of the previous research results,this part improves and optimises the evaluation content,index system,evaluation methods and evaluation criteria,and builds an evaluation system for the intensive use of industrial land at the plot scale.The third part of the thesis is Chapter 4,which is an empirical application of the evaluation of the intensive use of industrial land.This part analyses the development overview of Suzhou Industrial Park and the development status of industrial land,introduces the intensive use evaluation system established above,conducts comprehensive evaluation and scoring of each industrial property parcel,summarises and analyses the evaluation results from different perspectives,and guides the renewal direction and implementation path of industrial land.The fourth part of the thesis is Chapter 5,which is the concluding section.This part summarises the main conclusions of the evaluation of the intensive use of industrial land,points out the innovations and shortcomings of the research,provides reference for future evaluation of the intensive use of industrial land,and provides an outlook on the direction of future in-depth research.In the construction of the evaluation system for the intensive use of industrial land,an index system comprising five evaluation objectives,11 evaluation sub-objectives and 29 evaluation indicators,including spatial,economic,ecological,social and enterprise development,was constructed,taking into account the industry classification of industrial land and the operational characteristics of enterprises.Among them,enterprise development is a new evaluation objective in this thesis,including two sub-objectives of enterprise scale and development potential,covering many relevant indicators such as enterprise development capacity,scale,industrial development direction and policies,which improves the evaluation index system of intensive use of industrial land.In the application study,the evaluation system is applied to evaluate the intensive land use of 1407 industrial land parcels in Suzhou Industrial Park,taking into account the characteristics and development stage of the park,and the evaluation results are analyzed from multiple perspectives to clarify the distribution characteristics of inefficiently utilized land,so as to delineate the renewal units and guide the direction of renewal. |
