Research On The Influencing Factors And Improvement Countermeasures Of XG Real Estate Enterprise Project Cost

In the process of urbanization in China,the importance of construction project cost control is gradually highlighted,cost control is throughout the whole process of engineering construction,and the merits of cost control are directly related to the economic benefits of the project.However,in the process of construction of engineering projects,it is easy to have cost problems such as excessive differences in pre-final amounts,difficult cost control and cost overruns,which brings great challenges to the cost management of engineering projects.Cost control is the focus and difficulty of daily work,and how to precisely locate the influencing factors of cost control is crucial to effectively solve the cost management problems.Taking the construction project cost management as the research object,according to the whole process cost reality of XG company's construction project,this thesis comprehensively identifies the cost influencing factors of the project with the help of grounded theory,and obtains a cost influencing factor system including 6 main categories,20 core categories and 58 sub categories.On this basis,with the help of structural equation model,we can further explore the internal relationship between the cost influencing factors.Through literature review,this thesis puts forward a hypothetical model of the impact of construction project cost control,including six cost influencing factors: construction process,material and machine selection,cost basis,project management,organization management and financial management.Use the software AMOS22.0 realizes the questionnaire survey and completes the empirical test of hypothesis model with large sample data.The research shows that: first,the selection of materials and machines,cost basis,project management,financial management and organization management can directly promote the cost control of construction projects;Second,the cost control of construction project is affected by the selection of materials and machines,cost basis,project management,organization management,financial management and construction process to varying degrees.The influence weights are 20%,13%,21%,14%,12%,21% respectively.The order of importance of influence degree is: construction process >Project Management > selection of materials and machines > Organization Management >cost basis > financial management.Based on the degree of importance of cost impact factors,we propose targeted cost management improvement countermeasures.The cost of construction project has a wide range of social impact,and its importance is more prominent in the new infrastructure social environment.Taking specific projects as the foothold,this thesis studies the cost influencing factors in simple terms,which not only provides an important reference for the cost control of similar projects,but also provides directions and ideas for the future cost control work.
