With the promotion of new urbanization development policy,prefabricated buildings have developed rapidly.It is particularly important to standardize the cost control of prefabricated buildings.One of the key points of cost control is the compilation and calculation of cost indicators.However,at present,the compilation and release of cost indicators in China has not yet formed a complete,systematic and standardized theoretical structure.The published cost indicators are more general,and the guiding significance for prefabricated buildings is not comprehensive.Therefore,it is particularly important to study the cost indicators suitable for prefabricated buildings.Based on this situation,this paper adopts the method of literature research,typical engineering method and the combination of qualitative and quantitative analysis.On the basis of consulting a large number of literature,this paper deeply analyzes the research status of cost index at home and abroad,and lays a theoretical foundation for the study of cost index system of prefabricated buildings.First of all,the cost differences between traditional cast-in-place buildings and prefabricated buildings are compared.The cost differences are mainly found from the differences in the construction process,and the influencing factors of the cost of prefabricated buildings are analyzed.The cost difference index is found as a quantitative indicator,and the key influencing factors are used as a qualitative indicator.It is found that the cost difference mainly lies in the civil construction link,so the cost of human resources and machinery in this link is taken as the main quantitative cost index.Among the key influencing factors analyzed,the factors such as prefabrication rate and building type are taken as qualitative indexes.Secondly,the assembly building cost index system is constructed,and the cost information collection standard is set based on the index system.The index system mainly includes building characteristic index,cost composition index,engineering quantity index and consumption index.The cost information collection standard is divided into engineering survey,engineering quantity,consumption and main price information collection according to the index system.Finally,the cost prediction model is constructed based on the index system.The prediction accuracy of the model is verified by using multiple linear regression and neural network,and the different applications of different models are explained.It is found that the two prediction models can accurately and reasonably predict the cost of prefabricated construction projects,and the linear regression model has high prediction accuracy,which can be generally applied to cost prediction with similar attributes or similar data structures.BP neural network can be applied to projects with special engineering properties or missing data of similar projects when predicting.
