| With the continuous and in-depth support for industrial upgrading and environmental protection,new buildings with green,energy-saving and sustainable characteristics have been actively explored and practiced all over the country.Prefabricated building is a new construction form promoted in the development process at this stage,which can optimize the allocation of resource,save labor resources,reduce the impact of construction on the surrounding environment and improve comprehensive benefits.It is the consensus of the construction industry to promote the development of prefabricated buildings.As far as the current situation is concerned,compared with the traditional cast-in-place buildings,the construction cost of prefabricated buildings is increased,and the cost control level of prefabricated buildings is relatively low.At this stage,the cost factor has become the bottleneck restricting the large-scale development of prefabricated buildings.How to use advanced theories to carry out cost analysis and control of fabricated buildings,to enhance the controllability of project cost and to improve the comprehensive benefits of construction enterprises has become a key problem to be solved urgently in the construction industry.The general contracting cost control of prefabricated concrete construction was studied in this paper from three aspects: the problems and reasons of prefabricated buildings cost control,the domestic and foreign experiences and enlightenments of prefabricated construction cost control,the cost control strategies of prefabricated construction.Firstly,the value chain theory was introduced to analyze the cost composition and cost influence links of general contracting of prefabricated construction engineering.The value chain of prefabricated building consists of supporting activities and basic activities.The coordination of each link is the key to control the construction cost.In view of the current situation of prefabricated building cost control,the existing problems of prefabricated building cost control were summarized.The main causes of the problems were analyzed from the aspects of management concept,large-scale benefits,prefabricated components production,construction organization and digital platform.Secondly,in order to innovate the cost control strategy of general contracting of prefabricated construction projects,the successful experiences and enlightenments of prefabricated construction cost control were summarized through the case study of prefabricated construction cost control at home and abroad.Finally,the cost control strategies of prefabricated building were put forward combined with theoretical analysis and the case investigations.The important role of intelligent construction platform in promoting collaborative management and improving management level was analyzed.The operation realization of intelligent construction platform in refinement cost control was introduced.The specific measures of prefabricated construction cost control were given from two aspects of basic activities and supporting activities based on the value chain theory.In order to provide ideas for cost control of prefabricated building projects of general contracting enterprises,the methods to control the construction cost of prefabricated buildings were studied based on the value chain theory.This study will help general contracting enterprises to maximize the comprehensive economic benefits and promote the large-scale development of prefabricated buildings. |
