Since the publication of the document "Guiding Opinions on Vigorously Developing Prefabricated Buildings",the housing construction departments of various regions have actively promoted the development of prefabricated buildings in the region,and the development speed of prefabricated buildings has made a qualitative leap.Due to the influence of the traditional construction project contracting mode,most of the prefabricated construction projects still use the management method that separates the design and construction.This makes it impossible to closely coordinate the design,production,and construction of prefabricated building projects,and the coordination and communication of the construction process is more difficult.It does not conform to the construction characteristics of integrated production and management of prefabricated buildings,which greatly affects the prefabricated buildings in my country.development of.Therefore,it is imperative to establish a contracting model suitable for prefabricated construction projects,which is of great significance to the development of prefabricated buildings and the realization of my country’s construction industrialization.This article first expounds some basic prefabricated building and EPC general contracting mode related theoretical concepts.The comparative analysis method is used to analyze the difference between the EPC model and the traditional general contracting model,highlighting its application advantages.Through the SWOT analysis method,the advantages,disadvantages,opportunities and threats of the prefabricated building and the prefabricated building application EPC model are analyzed,and the corresponding strategies are given.Then,based on the above analysis content,the EPC general contracting model of prefabricated construction projects was established from nine aspects of information,organization,schedule,quality,cost,communication,contract,procurement,and risk based on BIM technology.Then,the grey comprehensive evaluation method was used to quantitatively analyze the comprehensive benefits of a prefabricated construction project in the EPC mode,which verified the feasibility of the EPC general contracting model for prefabricated buildings.Finally,according to the research on the content of this block,from the three perspectives of the government,the construction unit and the general contractor,we found the problems existing in the prefabricated building adopting the EPC model,and made recommendations from three perspectives.Through research,the comprehensive benefit evaluation value of the prefabricated construction project adopting the EPC mode is 7.1950,which belongs to the "higher comprehensive benefit" level according to the evaluation grade standard,which meets the expected value.It shows that the use of EPC mode can give play to the advantages of prefabricated buildings and promote the development of prefabricated buildings.The use of EPC general contracting mode to the various stages of prefabricated construction project construction can help to improve the technology and management level of prefabricated buildings.Through the research of this article,we hope to provide theoretical contributions to the sound and rapid development of prefabricated buildings and realize the industrialization of my country’s construction as soon as possible. |
