| The construction industry is the pillar industry of our country,which has a great influence on our national economy.With the accelerating process of urbanization,the status of the construction industry has become increasingly prominent.At present,the main construction mode of Chinese construction industry is on-site pouring,but this mode is a serious waste of resources and easy to cause environmental pollution.In order to solve this problem,prefabricated building has been vigorously promoted by the national policy,and has become a breakthrough in the transformation and upgrading of the construction industry.However,due to the high cost,the proportion of prefabricated buildings in the volume of new buildings is low.In addition,the economic benefit oriented real estate enterprises play a pivotal role in the construction industry,and the high cost is also an important factor hindering the application of prefabricated buildings in their development projects.In order to reduce the cost of prefabricated buildings and promote the popularization and application of prefabricated buildings in the project development of real estate enterprises,this paper proposes a cost management model based on cost chain and fine management.With prefabricated building cost management as the starting point,the establishment of prefabricated building external longitudinal cost chain and internal lateral chain,external cost of vertical chain by the design unit,component suppliers,transportation companies,construction contractors,through cost associated factors associated to determine each phase of the work,clear in every stage of the real estate enterprise management measures.The internal horizontal cost chain is composed of the main internal activities and auxiliary activities of real estate enterprises to ensure the smooth management of the external vertical cost chain.In order to improve the management ability of the vertical and horizontal cost chain of real estate enterprises,the fine management means are applied in the cost chain management,the information platform is established,the standardized design scheme is formed,and the cost change process is optimized.Finally,the fine management model of the prefabricated building cost chain is formed.In order to analyze and verify the effectiveness of the fine management model of prefabricated building cost chain,this paper adopts network analysis method to quantify the influence weight of each related work in the model on the cost of other stages,and according to the result of influence weight quantification,puts forward the application scheme of the model.According to the application scheme,the determination model of associated work cost of prefabricated building cost chain fine management is established.The model can be used to calculate the cost of the application model and measure the application effect of the model.Finally,the model proposed in this paper is applied in a specific case,and the quantitative results of case application are basically consistent with the model,which indicates that the model has feasibility and applicability for prefabricated building cost management.In this paper,cost chain management and fine management are combined and applied in the cost management of prefabricated buildings.Considering the multi subjectivity,high complexity,strong dynamics and strong correlation of the management objects,it is beneficial to realize the overall management of the participants in each stage of the prefabricated building project,so as to reduce the cost of the whole process of the project. |
