With the drastic competition of real estate market in our country, developing the real estate project which is low-cost and can meet the most customer demand has become the focus of real estate enterprises gradually. Traditional extensive profit model depends on land has difficulty adapting to the operation model of group integration and business integration. Supply chain management, as a combination of modern management means, has been successfully applied in many fields. The real estate, as a special industry, involves many bodies which is relevant to each other, as a result, we should manage the real estate cost using the ideas and methods of supply chain, which will be a creative method for cutting down supply chain cost of real estate projects, enhancing core competitiveness of enterprises, promoting the healthy development of the real estate market.This paper treats the real estate project cost management as the main object in the perspective of supply chain, combining with the traditional real estate project cost management and the new cost management concept of supply chain, this paper analyzes the flaw of cost management’s idea and the method as well as the advantage of supply chain cost management model and the method, and then this paper builds the supply chain model of real estate project based on the relevant enterprises and the total cost of implementation stage and using stage. At last, this paper establishes the supply chain cost calculation model by analyzing direct cost, operation cost and transaction cost of each node enterprises in the supply chain of real estate project, at the same time, this paper analyzes the characteristics and the main influence factors of the real estate project supply chain cost control in order to realize the feasibility and effectiveness of real estate project cost management. Finally this paper has an empirical study on the supply chain of real estate project cost management based on the third of H project.
