The high pollution and high energy consumption of traditional buildings limit the sustainable development of the construction industry.Green and environmentally friendly prefabricated buildings have attracted more and more attention in our country,but the high construction cost of prefabricated buildings makes it difficult to popularize in our country.The manufacturing and installation process of prefabricated PC components has a significant impact on the construction cost of prefabricated buildings.The high cost of prefabricated PC(precast concrete)components and installation is the main reason for the high construction cost of prefabricated buildings.Starting from the cost composition and other related effects of PC components,this paper analyzes the cost influencing factors,studies the dominant factors of PC component cost control by factor analysis and coupling coordination analysis,and uses the system dynamics model to simulate and analyze the influence law of sensitive factors.The main research contents and achievements of this paper are as follows:(1)based on the analysis of the cost composition of PC components,related literature and on-the-spot investigation,26 factors affecting the cost of PC components are summarized,and the influencing factors of complex relationships are classified into five categories by factor analysis,which are regional economy,construction industry foundation,price index,technological innovation and market situation.(2)according to the ranking of the cost control level of PC components in 31 provinces and cities,and aiming at the 6 provinces and cities with higher level of PC component cost control,the coupling coordination degree between PC component cost and various factors is analyzed by coupling coordination analysis.The analysis results show that the order of factors is price index>regional economy>construction industry foundation>market situation>technological innovation.It is determined that the regional economic factor and the price index factor are the dominant factors to control the component cost of PC.(3)based on the PC component cost system dynamics model of prefabricated building,the influence law of various factors on the cost of prefabricated building components in Shaanxi Province is simulated.The simulation analysis shows that the more sensitive factors in the regional economic factors are the average wage of staff and workers and the per capita consumption expenditure,and the more sensitive factors in the price index factor are material cost price index and machinery cost price index.The study of targeted improvement measures shows that the average material cost is reduced by 1%.The coupling coordination value between the cost system and the price index factor is increased by 2.06%;the machinery cost is reduced by 1%,and the coupling coordination value is increased by 2.74%.On average,for every 1%increase in the average wage of employees,the coupling coordination value between the PC component cost system and regional economic factors increases by 0.24%on average;for every 1%increase in per capita consumer expenditure,the coupling coordination value only increases by 0.008%.To sum up,the effective way to control the cost of PC components is mainly to control the cost of machinery and materials,and when the cost of machinery is reduced by 5%and the cost of materials is reduced by 10%,it is most beneficial to promote the coupling and coordinated development of the cost system of PC components and the price index factor.
